Bluewater Realty Miami welcomes you to The Grand, our waterfront oasis located in the heart of Downtown Miami on the lovely Biscayne Bay. Our 3 bedroom Summer Retreat! is the ultimate retreat. Enjoy views of Biscayne Bay and Downtown Miami. With South Miami Beach just a 3-mile distance away you can indulge in the sun of Miami Beach, while still enjoying the dynamic energy of downtown Miami, giving you the ultimate Miami experience.

Please Note:
The building lobby is currently undergoing renovations. While the work is ongoing, full access to the building remains available—though navigation may be slightly confusing at times. All businesses in the lobby are open as usual.
To assist you, clear signage will be posted to help guide you in and out with ease. Rest assured, no noise from the renovations can be heard from inside the condos, and your stay will not be interrupted in any way.

Pool Access: Our building's pool will be closed for repairs from July 21st through early September.
During this time, we’re happy to offer complimentary access to the Marriott pool, conveniently located right next door. Guests can easily access it through our retail lobby.
We apologize for any inconvenience and are glad to provide this alternative so you can still enjoy some time by the pool!

Located on the 34th floor and facing South, Summer Retreat! is a 3 bedroom, 2 bathroom retreat that offers Biscayne Bay and Downtown Miami views from its private balcony. With over 1500 sq. feet of living space, Summer Retreat! is the perfect getaway. Summer Retreat! accommodates a maximum of 6 adults + children (15 years of age or younger), making it an ideal choice for families or groups of friends.

As you step into Summer Retreat!, you are immersed in a world of luxury. The third interior bedroom is situated by the entrance, offering a cozy space that guests adore. Although it doesn't have windows, this bedroom is a gem, especially for those who appreciate a peaceful sleep. Equipped with a full-size bed and cable TV.

The fully renovated kitchen with an open concept design, has everything you need to channel your inner chef. There is a washer/dryer also located here.

Step into the dining area and gather around the table with seating for four. The space is enhanced by a floor-to-ceiling mirror that reflects the beauty of the condo. It's the perfect spot for enjoying a meal or taking in the views.

The living room is the ultimate place to relax after a busy day. The sectional invites you to sink in and enjoy the atmosphere and. includes a 65" tv.

The living room leads out to a private balcony, making it the perfect spot to bask in the sun while enjoying the views.

The master bedroom suite is the entire length of the condo, showcasing The Grand's reputation for oversized and luxurious master bedrooms. As you enter, you'll be greeted by a stunning vanity area and a king-sized bed. With a 55" cable TV and access out onto the balcony you can either relax in bed while catching up on your favorite shows, or take advantage of the balcony and soak in the view.

Indulge in the luxurious spa-like experience of the private bathroom in the master suite. There is a separate bathtub and walk-in shower.

The second bedroom in Summer Retreat! is just as luxurious as the master suite. With a king-size bed positioned to take advantage of the incredible views, a 55" cable TV, and access to the private balcony, this room is truly a haven of relaxation. It feels just like another master bedroom!

The second full bathroom is conveniently located across the hallway from the second bedroom. It features a junior-sized bathtub, which is perfect for kids, and a spacious walk-in shower for a refreshing experience.

CANCELLATION POLICY:

- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.

- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given. 
- In the event of flight cancellation there will be no refunds given.

Date Change Policy:

- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.

- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.

- No refund will be issued if the new dates are not adhered to.

- Bluewater Realty Miami LLC can only accommodate one change of dates.



Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies. 
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend) 
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 6 ADULTS + children (15 years of age or younger)
-  If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy) 
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit. 
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in. 
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.

- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released  48 hours  after check out if no damages or loss are found. 
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

VALET FEES:
Valet is the only available option. 
You have two choices:
(Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

- Please let us know if you require valet so we can email you an invoice due anytime prior to arrival day.

AFTER BOOKING: (Monthly stays)
28+ day stays (Monthly bookings only)
- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)
- 24/48 hours business day approval process.
- Emails for each adult.
- Drivers license for US citizens, Passport for international guests

- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.

- No prior arrests
-$420.00 monthly valet parking if needed will be sent by invoice via email to pay prior to arrival day.
