-The only shared area is the driveway, which is gated and spacious. The property includes a separate, fully independent guest unit (ADU) on the same lot, but there are no shared living spaces, entrances, or outdoor areas—your privacy is fully protected by a tall 6-foot fence.

*All amenities—including the hot tub, BBQ, firepit, pool, exercise equipment, and outdoor seating—are enjoyed at guests’ own risk.

*Hot water may temporarily run out after a long shower or several showers taken close together. Please allow approximately 30–40 minutes, or a little longer if needed, for the water heater to replenish the hot water supply.

*Smoking is allowed outdoors only. Please use the provided ashtrays.

*Quiet hours: 10:00 PM to 7:00 AM. During quiet hours, be mindful of the neighbors.

*Guests & Visitors: Only registered guests are allowed on the property. Please inform us in advance if you plan to invite additional visitors.

*Plumbing: Only toilet paper may be flushed. Trash cans are provided in each bathroom for all other items to prevent clogs.

*Parking: Please park only in designated areas and avoid blocking neighbors’ driveways.

*Hot Tub & Pool: Please rinse off sunscreen, lotions, oils, and sand before entering the pool or hot tub. These products can affect water quality and the filtration system.

*Pool Safety: For everyone’s safety, please do not dive, perform flips, or do any acrobatic moves in or around the pool.

*Pool Heater: Is available upon request for $30 per day. Heating time may vary depending on the season and weather conditions during your stay. Feel free to ask us for the current pool temperature so you can decide whether you’d like to use the heater.

*Billiard Table: Please do not place drinks on the billiard table, as they can easily spill and stain the cloth.

*Starter Supplies: A welcome kit is provided at check-in with essentials (shampoo, bodywash, detergent, dish soap, toilet paper, and paper towels). If additional supplies are needed during your stay, guests may replenish them as needed.

*Propane: We provide one propane tank as a courtesy for guest use with the outdoor kitchen, BBQ, or fire pit during your stay. If an additional tank is needed, guests may arrange a refill independently. Alternatively, we can provide a replacement tank for a $30 fee, subject to availability.

*Pets are welcome! A pet fee applies per pet. We kindly ask that you clean up after your pet and dispose of waste properly, and please keep pets off the beds and furniture.

*Check-in: 4:00 PM–12:00 AM; early check-in may be available; fees may apply

*Check-out: before 11:00 AM; late check-out may be available; fees may apply

*Communication: If you need anything during your stay, feel free to reach out—we’re happy to help. Please report any issues or damages promptly so we can address them quickly.
