With 3 bedrooms and 2 full baths, our home is the ideal spot for groups looking to relax and reconnect with nature. Step out onto the spacious deck and take in the picturesque views of the stocked pond, or soak in the hot tub for the ultimate relaxation. Wildlife enthusiasts will love spotting the various animals that call our property home. Gather around the fire pit in the evenings and create lasting memories. Located just 10 miles from Hocking Hills State Park, our cabin is the perfect base for exploring the breathtaking natural beauty of the region. SMOKING: No smoking of cigarettes, cigars, pipes, vapes or marijuana inside of house or with doors open. $500 fee if smoking is detected inside and/or smoke detection devices are tampered with.

QUIET HOURS: 11:00PM-7:00AM: During these hours, we kindly ask guests to keep noise levels to a minimum.

SEPTIC SYSTEM: To prevent plumbing problems, keep hygiene products, hair, wipes, medicine, trash, and other products out of the toilet and drain. Only flush human waste and toilet paper.

MAXIMUM OCCUPANCY: 8 People. Do not exceed listed occupancy. Only registered guests are permitted.

Wi-Fi: Is not guaranteed and may be affected by weather/location. No refunds.

WEATHER & ACTS OF GOD: No refunds for weather or power outages.

FIRES & FIREWOOD: Designated fire pits only. When possible, firewood is provided at a fee of $10 per bundle (instructions provided for payment inside cabin). Do not chop, cut or damage any trees. Feel free to gather any fallen wood on the ground.

HUNTING/ATV’S/FIREARMS/FIREWORKS: No hunting on property or use of ATV's. No shooting firearms, fireworks, or guns on the property.

PARTIES & EVENTS: Not permitted. $2500 fine if violated.

SECURITY CAMERAS: All Cameras are located outdoors and in public view. There are no cameras inside the home. No tampering with security cameras.

HOT TUB: Keep the cover on when not in use and do not exceed 4-6 people at a time. Do not crawl, sit or stand on the cover. A fee of $300 will be charged if the cover/cover lift is broken or damaged. No dogs in the hot tub. Children must be supervised at all times. Beach towels have been provided in the laundry room. We ask that you do not use bath towels for the hot tub. A fee of $100 will be charged if the hot tub must be refilled or excessive cleaning is required. It is important that the next guests arriving have use of the hot tub.

POND: No swimming in the pond.

GARAGE: Guests do not have access to the garage.

PETS & PET FEES: $50 pet fee. Max 2 dogs (no cats), up to 50lbs. Pets must be paid for. $100 fine if violated.

PET ETIQUETTE: Dogs are permitted, but should be housebroken, crated (not provided) when not supervised and must not go on the beds or furniture. Waste should be picked up near the cabin. Dogs should be dry and feet clean before entering the cabin. Towels provided for guests are NOT to be used for cleaning or drying dogs. Excessive pet hair left in the cabin may result in an additional cleaning fee. Guest agrees that any damage or injury caused by their dog(s) to our property or to any persons is the sole responsibility of the pet owner.

BEFORE YOU LEAVE: Gather used towels, throw trash away, empty the refrigerator and wash any used dishes. Excessive cleaning will result in an additional service fee.

DAMAGES/CLEANING FEES: The items listed below, including but not limited to, are subject to additional charges. Note that any/all credit cards on file used for deposit or payment purposes may be charged to recoup fees associated with the items listed below :

**Excess trash or personal items left behind, both inside or outside of the cabin

**Clean-up of bodily fluids, vomit, feces, or other noxious matter/materials inside or outside of the cabin

**Fumigation/laundering as a result of ashes, smoking paraphernalia, or evidence of smoke found present inside the cabin, following check out

**Damages to the structure, fixtures, furnishings, or any interior or exterior amenities

**Carpet/rug shampooing

**Excess cleaning of the furnishings, appliances, or any other interior or exterior features of the property

**Laundering because of any of the above listed infractions

**Pet damages

**Damage to the cover or excessive sanitation of the hot tub/spa

**GUESTS SHOULD NOTIFY HOST OF ANY AND ALL DAMAGES TO THE PROPERTY FOUND UPON ARRIVAL TO AVOID ADDITIONAL CHARGES.

Host reserves the right to remove guests from the property, without refund and at host discretion, if there are any violations of house rules.

Host is NOT responsible for any personal/physical injury of guest, loss or damage to guest’s personal property, or other loss of any kind not limited to above that may occur during the guest’s stay on entire property.
