Looking for the perfect home to accommodate your group? Look no further. Our 3 bed, 2 bath home, nestled in the Henderson neighborhood just outside of Las Vegas, is the perfect group getaway. Take a short trip to the Strip less than 9 miles away and enjoy our dipping swimming pool, hot tub, foosball, and entertainment area in our private back yard. You won't want to leave!!

Welcome to your Las Vegas getaway! We are tucked away in a nice, calm neighborhood just outside the hustle and bustle of the Strip. Enjoy the bright Nevada weather by swimming in our lovely private pool and spa. Inside, our 1544 square foot, three-bedroom, two-bathroom home is tastefully adorned and thoughtfully planned with you in mind.

** Pool Heating **
Pool heating is available so you can enjoy it during cooler weather! There is a $100/night (from Nov-Mar) and $60/night (from April-Oct) and it must be paid for the entirety of your stay. Please let us know at least 48 hours prior to your check-in as we’ll need time to properly heat the pool for your stay. The pool will be heated to approximately 84 degrees. Please also note that the pool and spa rely on one heating source and can only be heated one at a time.

Pets are welcome for a $150 fee for the first 2 pets. There will be an extra $50 charge for the 3rd pet which will be paid via Airbnb resolution. Guests are required to clean up after their pets, otherwise, additional cleaning fees will be charged.

**DETAILS TO NOTE**
Please be respectful of our home and of the neighbors - this is a quiet community, and as such we require that guests avoid loud music, parties at night, and hosting large groups. If we receive a noise complaint, we will have to contact the appropriate authorities, fines may be imposed, and upon a 2nd noise complaint, you will be evicted.

Quiet hours start at 10 pm. Per the city's rules for Airbnb, all backyard lights must be off during quiet time.

Please note the maximum number of guests at our home is 8. We cannot allow any visitors inside or out that go over that number. We greatly appreciate your cooperation!

Our beautiful property is located in a convenient and safe community. Please be respectful of this home and of the neighbors. This is a quiet community and as such we prefer that guests avoid loud music, parties at night, and hosting very large groups.

If you want early check-in or late check-out, please reach out 48 hours prior to your arrival date. Availability is dependent on whether there is another same day check-in/check-out and may be subject to a $75 fee. Unapproved late checkout will result in a $100 charge.

Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction.

Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.


Parties and Events - Parties and events are strictly prohibited. Quiet hours, which start at 10 pm, are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a NoiseAware decibel level monitoring device. They are located in the home's common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. We have ring cameras in the front and the back of the house for security purposes.

We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $500.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $250.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.

Great Location

The house was in a great location in a quiet neighborhood. The linens were nice and the ac worked great. Communication with owners was very good. Our only other comments were that the water pressure in showers is weak, there were not enough glasses and the primary bedroom bed was not the most comfortable. There also are some cupboard doors that don’t stay closed. We had a great time.

Nice house and excellent location

The house was clean, well appointed and very comfortable. We come to Las Vegas 5-6 times a year and enjoy checking out local restaurants and attractions, along with spending a little bit of time on the strip. This house provided the perfect location for our needs. The local manager was extremely helpful and communicative. We will be back.
