Welcome to our beautiful lakefront cabin on Table Rock Lake. EVERYTHING you need for a FUN and JOYFUL family vacation!

Take advantage of fishing, swimming and boating (community boat ramp in neighborhood). Located close to Black Oak Amphitheater, Dogwood Canyon, Baxter Marina, Branson Attractions and more! Spend your evenings relaxing with a beautiful view and grilling on the spacious wrap around deck.

This cabin is located close to Baxter marina, Dogwood Canyon, Black Oak Amphitheater, Port of Kimberling, Silver Dollar City, Branson attractions and much more!!

Cabin Rules
**Signed Rental Agreement and Valid Government Issued ID Required after booking**

-No Parties
-No smoking or vaping allowed inside cabin
-Must be at least 25 years old to book
-Please respect our neighbors (Quiet time 10pm-7am)
-No pets/animals allowed in cabin due to allergies
-Please leave the place like you found it
-Please do not flush anything other than toilet paper
-Please use dark towels for removing make-up (not white towels!)



Terms and Conditions

**It is your responsibility to read carefully. By booking, you are contractually agreeing to honor ALL cabin rules. Booking guest is responsible for the cabin and all possessions therein.

**The person booking must be 25 years of age (Owner may require a government issued ID to be provided prior to receiving access to cabin)

1. Party Members (MAX 10 Guests)

-Person booking the property must occupy property during the rental dates. No third party bookings allowed. If a third party books the property and does not stay, the owner reserves the right to cancel the reservation without refund to the guest.

-Price of staying includes ONLY booked guests. No one else can be present at any time, day or night, without prior discussion and advance permission.

-All persons listed on the Rental Agreement or added subsequently by The Renter will be bound by the terms of this agreement. Occupancy of this property is restricted to those names listed on the Agreement. The Rental Applicant is considered to be the Lead Renter and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions relating to this rental will be communicated to the Rental Applicant only and not to any third-party member of the Rental Group.

**No parties allowed. If a party occurs, the owner reserves the right to cancel reservation without refund to guest.

2. Occupancy of the Property

-Regardless of the published maximum number of persons a property can accommodate, the number of guests staying at the property is strictly limited to the number of guests on your specific Rental Agreement.

-Should Owner receive notice that there are additional Vacationers/guests staying on the premises which were not disclosed, a minimum of $500 fine will be charged for each undisclosed person. Guest agrees to pay without dispute.

-Owner reserves the right to cancel reservation with no refund to guest at any time if more guests are staying than stated on the reservation.

3. Condition of the Property

The Property has been inspected prior to you occupying and therefore The Renter undertakes to:

-Notify The Owner immediately with regard to any damage and/or maintenance issues that require attention

-Keep the property and all furniture in or about the property in the same state of repair and condition as found at the commencement of the rental

-The Renter shall follow the departure instructions provided by The Owner

4. Use of Internet

-No illegal downloading is permissible, and a charge may be levied if this is discovered. It is The Renter’s responsibility to check for restrictions before commencing any download.

5. Smoking

-Smoking or vaping anywhere inside (strict) of ANY substance! Smoking is permitted outside only. Please dispose of cigarettes appropriately. By booking, guest agrees to pay a minimum of a $2,500 fine if anyone in the groups smokes or vapes inside. Guest agrees to pay without dispute.

5. Pets

-No Vacationer or Vacationer guest pets are allowed in or on the premises due to allergies. If a guest brings a pet or animal, guest will forfeit their security deposit and the remainder of the stay will be canceled with no refund. Guest agrees to rule without dispute.

6. Garbage

The Renter is responsible for bringing the garbage to trash cans in the driveway. Trash day is Monday.

7. Equipment and Facilities Provided

Equipment and facilities are provided at the discretion of The Owner. Whilst every attempt is made to ensure that such equipment is in working condition for the duration of the rental period, should a breakdown or some other situation occur that renders a non-essential element unusable, the Owner does not take responsibility for replacing or refunding The Renter for the lack of use of these equipment or facilities. The equipment and other facilities referred to include, but are not exclusive to, the golf cart and televisions. The Renter must report any inoperative or defective equipment to The Owner promptly. The Owner will make every reasonable effort to have repairs made as soon as possible. While every attempt will be made to ensure that all advertised equipment and appliances are in working condition at the commencement of a rental period, no refund will be issued for a mechanical failure of dishwasher, washer, dryer, golf cart or TV.

8. Refunds

If a breakdown should occur to fundamental elements such as water systems, plumbing, and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made. This does not apply to system breakdown caused by misuse. The Owner is not liable, nor will provide a refund, for any stoppage of electrical systems caused by extreme weather or other circumstances beyond his control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by the natural elements of the location.

9. Host is not liable for and cannot be sued or held responsible for any accidents, falls, injuries, sicknesses, etc. that may happen. Guests are responsible for their own medical treatment/bills no matter what the cause.

10. Tampering with, turning off, or disabling any security equipment around the house (WiFi router, exterior security cameras) will result in the security deposit and entire reservation being forfeited without refund.

11. As a guest, you are responsible for leaving the accommodation in the same condition it was in when you arrived. It is the guests responsibility to leave the cabin and yard tidy. Before checking out, clean up all messes. Additional cleaning fees apply if messes are left. Guest agrees to pay without dispute.

12. Guests are expected to honor the neighborhood by keeping noise to reasonable levels. Quiet time is 10pm-7am. Disrespectful, rude, unruly, out of control or overly noisy bookings will be terminated without refund and forfeiting deposit. Guest agrees without dispute.



14. Damages to property- Cabin is inspected after each guest. If any damages occur to the interior or exterior of the cabin due to negligence on guests behalf, the guest agrees to pay for repairs without dispute.

-Set thermostat to 76 degrees (Air conditioning in Summer Months) or 55 degrees (Heat in Fall/Winter Months)
-Close and lock all windows and doors
-Return patio furniture to original locations
-Ensure that propane to BBQ grill is in OFF position
-Ensure that propane to fire pit is in OFF position

The property photos don’t do this place justice! My family and I were delighted when we walked in the door to see this beautiful cabin! This place is so comfortable and pretty! The rooms are big with comfortable furniture. The loft area was stocked with games and books. The deck was the perfect place for outdoor family dinners and cookouts! Best of all, Sam was incredibly nice and helpful throughout the booking process.

If you are looking for a beautiful place to relax with all the comforts of home this is your place. Communication with the owner was wonderful and the home is beautiful. We took out daughter and 6 grandchildren and we all loved the place. The firepit on the back porch was a great meeting spot to sit around and talk, without any electronics. Everything we needed was there. I would definitely stay here again, it was perfect!!!!

Open the door to luxury!

We spent the first weekend of August 2024 at this spacious and lovely home. We were 4 adults and two kiddies under age 7. We were so comfortable! We prepared food in the spacious kitchen, and relaxed with a few family members on the deck, which is huge! Such a pretty location with a lovely lake view. Family Vacation

Our family of adult kids and grandkids had a wonderful time. The path to the water was short and easy and the house had everything we needed. We grilled, cooked smores and atart watched in the evenings. It was super close to Baxter Marina for water rentals too. I highly recommend this property for family vacations

Great House, Noisy Neighbors

Check in was flawless. Getting to the location, you definitely go through some questionable areas. The neighbors were having a hot tub party next door, so that was less than desirable. It was well in to the wee hours of the morning. For as much as we pay for “cleaning”, the 3 ring binder of must do’s before you leave, essentially only leaves washing the linens for the housekeeper to do. Again, GREAT view and beautiful home!

Beautiful space

The cabin is beautiful with nice features throughout. We truly enjoyed it. It should be noted that the downstairs bedrooms are both a bit larger than the upstairs bedrooms. In the Downstairs on sweet as a double sink versus the upstairs on sweet as a single sink. My family stayed upstairs and the other family stayed downstairs. If we were to do it again, I would say all adults stay downstairs with kids upstairs next to the game room.

The house was very accommodating. Stylishly decorated and comfortable. Beds were especially comfortable. Kitchen had everything that we needed. The view of the lake was somewhat blocked by trees. The teens loved the kayaks but the seats were not working properly. Overall a great experience. Would stay again.
