The Neighborhood:

There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider taking a hike nearby: Squaw, Toms Canyon, Bunting, and K-hill. All offering great views.
Less than 1 mile (about 7 blocks) from Jacob Hamblin Park which includes:

Skatepark
Kids play area
Baseball fields
Nearby Kanab City Library often has books for sale
Ranchos Park has great baseball fields
Best Friends Animal Sanctuary has great guided tours

RULES:

•No glitter or confetti
•No tape on walls, woodwork, cabinets
•No loud music or wild parties, if neighbor complains, $200 fee +authorities called
•No parking on grass
•No charging Electric Vehicles from the property! Fees will be applied
•No events, parties, photo or video shoots without prior, written approval (extra fees may be applied).
•No unapproved overnight guests. Fees will be applied.
•Option of RV parking and tent add-ons to accommodate additional guests, for a small fee
•Please clean up after yourself, your pets, and the rest of your party appropriately. If excessive cleaning is required, you will be charged additional fees through the reservation center.
Additional policies:
1. Early check-in/late checkout: If our property is available we are happy to accommodate your needs for a small fee. $25/house/hr 24hrs+ in advance, $50 -24hrs before checkout. Non-approved early check-in or late checkout will be charged $200/house fee +$100/hr.
2. Check-in is simple. Upon arrival you may enter the Cottage with the door code(s) provided. You will receive door codes and instructions for both entry doors. Follow the instructions carefully. One additional code may be sent to you to try if your code(s) do not work. $50 service fee for management to open the door for you if your code works when they try, or you do not allow them to try your code. We do not charge this to discourage guests from asking for help, but it is part of the fee we incur for this service.
We do allow for a flexible check-in time, but please note that inquiries sent after 8:00 P.M. may not be received and answered until the following morning. We do have an alert system in place for emergencies, but it's for emergencies only. We do our best to be available, but do not have a 24 hr help service.
3. Check-out is simple. Please gather & start towels in the washer & dishes in the dishwasher, and lock the doors upon departure.
4. We have a time-stamped security system showing the entire outside area on the property. This is for the guest and property safety and security. When appropriate, this will be used for prosecution of crimes or violations of property rules. Information is automatically deleted.
5. Hot Tub use. Guests who choose to use the hot tub must rinse off before entering. No animals near or in hot tub. No lotions, creams, dirt, sand, or other things that may alter the chemical makeup of the water are allowed. No drinks in or around the hot tub. Medications or supplements of any kind are prohibited. Guests who do not follow this request will be charged a minimum $500+ fee for extra hot tub maintenance and repair. ***Hot tub SHOULD be available April 1st - October 15th each year. We do not guarantee the availability of the hot tub, but are proactive in cleaning and maintenance.
6. PETS & SERVICE ANIMALS: Please note there is an animal maintenance fee of $35/day/pet if you plan to bring them, even for service animals. This helps with the costs incurred of getting our unit prepared for those guests who may have allergies to your pet or service animal after your stay. No pets on the furniture. Pets are NOT allowed to be unattended in the homes at any time. Outside, they need to remain on the property and be on a leash or in a cage, as per Kanab city ordinance. Please 100% clean up after your pets, both inside and out. $200+ extra cleaning fee for excessive pet hair and any additional excessive cleaning needed will be charged to the party that booked the reservation. We welcome them and hope they are able to enjoy their stay as much as you, but we also expect you to be responsible for cleaning up after them for the most part. The pet fee charged is for a normal amount of extra cleaning required after pets; additional fees will be charged as per our management and cleaners' discretion for extra cleaning required. If pets are not included and appropriate fees are not paid 48+ hours before check-in, a $500 fee will be charged in addition to double the management fee for your stay. Please understand and respect our policy.
7. Do not move furniture, except the Cottage coffee table if you are using the sofabed. $500 + damages fee for moving furniture.
8. Water that is left running will incur a $100 fee for each item left running. Please see that the toilets and faucets are not running when you check out.
9. The pool table is in a space where the air temperature is not controlled. In the winter, it may be cold, and in the heat of the summer, it may be warm.
10. Outside grills are included for each unit, and a flat top grill in the Casita. $50 fee, per time for us to light the pilot light for you. A $100 fee will be charged for each grill left dirty, or grease left in the grease trap. If you need instructions on how to clean these items, please refer to the detailed instructions included in the guest book. Please wipe the grease trap out with a paper towel and throw it in the trash.
11. Garbage disposals are NOT for grease, potato or other vegetable or fruit peels, large objects, or any other items that may clog it up. Please dispose of everything through the trash can provided and keep the disposals for appropriate, minimal use. There is a $300+ maintenance fee for clogged pipes if it is found that you misused the garbage disposal.
12. If your reservation includes more than one house, return all items to the house in which it was when you arrived! Each home is equipped with it's own dishes, cutlery, utensils, appliances, can openers, and other supplies. Everything needs to stay in the homes they are in. If you move items from one home to another, there is a fee of $100 for each item our staff has to return to the correct unit, including silverware.
13. Our cooktop in the Manor is induction, and we have provided the appropriate pots & pans to use with it. There is a $100+ service charge if you need help and it is discovered that you were just using incompatible pans.
14. Space directly in front of the Cottage is reserved for Cottage guests, space in front of the Manor is for Manor guests. Space directly behind the Casita is for Casita guests. The backyard, hot tub, pool table, gym, and sauna are shared spaces. Please respect the other unit's guests.
15. We provide the essentials to get you started. If you stay for more than a couple of days, or have an extra large party, you may need to get some additional toilet paper, paper towels, & other supplies as you need them. We can provide extra of these items for a small fee, including a service fee for each delivery.
16. Kitchen pictures are to show the gist of what we provide for our guests to use. Due to previous guests losing or breaking items, we do not guarantee everything in those pictures. We do replace items as needed, but if you need something specific, please inquire to know for sure.
17. If a portacrib is desired, please request 36 hours in advance. We will try to honor requests later than this, but can not guarantee it.
As noted above, all charges and fees will go through the platform reservation center.
