Guest Access:

The entire home, private backyard, and pool are reserved for your group — no shared spaces, no host on-site. Self check-in begins at 4:00 PM; detailed arrival and access instructions are sent through the guest app after booking.

Villa Verde is in Houston's Spring Branch area, with convenient access to the Energy Corridor, Westchase, shopping, and major roads. You're away from inner-loop traffic and density, but never far from where you need to be.



This is a car-friendly suburban area — most errands mean driving, and rideshares can take a little longer to arrive than in central Houston.

Getting Around:

A car is the easiest way to get around — this is a suburban area, and most errands require driving. Uber and Lyft both work fine here, just budget a few extra minutes for pickup versus central Houston.

A few booking basics, so nothing catches you off guard.



Check-in & checkout: Check-in is self-serve after 4:00 PM. Checkout is 10:00 AM. Early check-in or late checkout may be available by advance request and may carry an additional fee.



Cameras: Exterior security cameras monitor the front entrance and backyard/pool area. There are no interior cameras. An indoor noise monitor is also present — it measures decibel level only, does not record conversations, audio, or video, and isn't located in any bedroom, bathroom, or sleeping area.



Age requirement: Booking guest must be 21+ and present throughout the stay.



Verification & deposit: The primary booking guest must complete government ID verification and sign the guest agreement before access instructions are released. A refundable deposit or damage waiver is also required at check-in — full terms are in the guest agreement.



Occupancy: Maximum overnight occupancy is 6 registered guests. Overnight guests must be included in the reservation; visitors and gatherings require advance approval.



Smoking: Smoking and vaping are not permitted anywhere on the property.



Gatherings: Parties and unapproved events are not permitted. Small daytime gatherings may be considered with advance approval — a $150 minimum covers extra cleaning and trash.



Pets: Welcome with prior approval — small pets under 30 lbs preferred ($20/night/pet), larger breeds considered if crated when unattended, up to 2 pets, $300 total pet-fee cap per reservation. Service animals are never charged a pet fee. Emotional support animals are handled per applicable accessibility law — no documentation required; standard pet fees may apply where permitted.



Starter supplies: A starter supply is provided: toilet paper, paper towels, dish soap, hand soap, trash bags, basic toiletries, coffee/tea. Not included: cooking oil, condiments, foil, food storage containers, bottled water, dish pods. Guests staying longer may need to replenish consumable items.



Mid-stay cleaning: Staying 5+ nights? We're happy to arrange a quick refresh by request.



Commercial photography: Requires prior written approval.



House rules: Additional charges may apply for unauthorized events or guests, smoking, unauthorized pets, damage, excessive cleaning, or unapproved late checkout. Full terms are provided in your guest agreement.



Trash: Bins go out Thursday night for Friday pickup — please keep the driveway and street clear that evening.



Deliveries: Food and grocery deliveries are always welcome. All other deliveries require advance approval — we can't accept, store, or guarantee receipt of packages delivered without prior approval.
