Our home is located in a quiet residential neighborhood, and we ask all guests to be respectful of our neighbors and the surrounding community at all times.

NO PARTIES OR UNAUTHORIZED EVENTS
NO LOUD MUSIC, DJs, SPEAKERS, OR EXCESSIVE NOISE

Small family gatherings may be permitted only with prior host approval. An Approved Family Gathering Fee of $500 for up to 4 hours applies.

All approved gatherings must remain quiet, respectful, and family-oriented. Music must be kept at a reasonable volume and must not disturb our neighbors. Loud music, amplified outdoor music, excessive noise, or disruptive behavior is not permitted at any time.

Outdoor and pool activities must end by 9:00 PM. After 9:00 PM, registered overnight guests may continue enjoying the home indoors only, while keeping noise at a respectful level.

We kindly ask all guests and visitors to respect our neighbors, community, parking rules, and property throughout their stay.

If you are looking for a party house or a venue for loud celebrations, this property will not be a good fit.

Exterior Security Cameras

For the safety and security of our guests and property, there are 5 exterior security cameras located around the property, including the front entrance, side entrances, garage area, and backyard.

The cameras may be used for security purposes and to help ensure compliance with occupancy limits and house rules.

There are no cameras inside the home.

Guest access Guest Access & Parking

Guests have access to the home and its private amenities during their stay.

The property offers up to 8 parking spaces in the driveway/front garage area.

Please do not park on the street or on the grass. All vehicles associated with your reservation must be parked in the designated parking areas on the property.

Other Things to Note

To ensure a safe and enjoyable experience for our guests and neighbors, please review these important house rules before booking:

No street or grass parking. Please use the designated parking spaces.
Pets: $150 pet fee per stay, with a maximum of 2 pets. All pets must be disclosed and approved before arrival. Undisclosed pets may result in cancellation of the reservation in accordance with applicable booking-platform policies.
No student or disruptive parties. This is not a party house.
Registered guests & visitors: The total number of overnight guests and visitors may not exceed the confirmed number without prior host approval.
No smoking inside the property.
No illegal substances or illegal activities anywhere on the property.
Quiet hours begin at 9:00 PM. Please keep outdoor conversations, music, and activities at a respectful volume and be considerate of our neighbors.
Approved gatherings and special occasions must comply with all occupancy, parking, noise, and house rules.

Important Pool Information

We have the pool professionally maintained; however, because it is an outdoor pool, weather and natural conditions can temporarily affect its appearance.

Rain: Heavy rainfall can dilute pool chemicals, affect pH and chlorine levels, and introduce dirt or other debris into the water.

Wind: Wind may carry leaves, pollen, dust, and other natural debris into the pool, especially during storms or periods of strong wind.

Trees & Landscaping: Because the backyard is surrounded by greenery, leaves, flowers, pollen, and small natural debris may occasionally enter the pool between scheduled cleanings.

These conditions are a normal part of maintaining an outdoor swimming pool and do not necessarily indicate that the pool is unsafe or has not been serviced.

If you notice an unusual pool condition during your stay, please contact us promptly so we can assist and, when appropriate, arrange for our pool service team to inspect it.

Pool Safety

Children must be supervised by a responsible adult at all times while using the pool or backyard. No diving, running around the pool, or glass containers in the pool area.

By booking, guests agree to follow the property rules and use the pool and outdoor amenities responsibly.

We want every guest to enjoy the pool safely and comfortably. Because this is a private outdoor pool, weather and surrounding nature may occasionally affect its appearance between professional service visits.

Weather & Pool Conditions

Rain: Heavy rainfall can temporarily dilute pool chemicals, affect pH and chlorine levels, and introduce dirt or debris into the water.

Wind: Wind can carry leaves, pollen, dust, and other natural debris into the pool.

The presence of some leaves or natural debris does not necessarily mean the pool has not been maintained. A pool skimmer is provided for your convenience if you would like to remove surface debris during your stay.

Unlike a hotel, this is a private short-term rental and we do not have pool staff onsite 24/7. Our professional pool service team visits weekly to clean and maintain the pool and monitor water chemistry, including appropriate sanitation and pH balance.

If you notice anything unusual about the pool or water quality, please contact us immediately so we can address it.

For everyone’s safety:

Children and minors must have responsible adult supervision at all times while in or around the pool.
Swim diapers are required for children who are not fully potty trained.
No running or diving in the pool area.
No glass containers in or around the pool area.
Never leave children unattended near the pool, even for a short period.
Guests are responsible for using the pool and surrounding areas safely and appropriately.
Please observe all posted pool rules and safety instructions.
Use of the swimming pool and outdoor amenities is at the guest’s own risk, subject to applicable law.

Bugs & Wildlife Disclaimer

Our home features a large backyard surrounded by greenery and is located near open natural areas. As a result, guests may occasionally encounter wildlife, insects, or other creatures commonly found in Texas.

These may include deer, birds, bees, mosquitoes, spiders, ants, crickets, roly-polies, palmetto bugs, tree roaches, and other native insects or wildlife.

We have the property professionally treated for pest control on a regular basis to minimize insects in and around the home. However, no outdoor property can completely prevent naturally occurring insects or wildlife.

The occasional presence of outdoor insects or wildlife does not necessarily indicate a pest-control or cleanliness issue. Refund requests related solely to normal encounters with naturally occurring outdoor insects or wildlife will be handled according to the booking platform’s applicable policies.
