The space
For your convenience you can check in on your scheduled stay anytime after 4pm, lockbox code is found on app with check-in instructions , please make sure code numbers are perfectly aligned to small side line on lock, in order for lock to open. If code is not perfectly in the middle aligned it will not open.

Upon arrival Key can be found in a key box on front door of home. If you have any problems opening key box please reach out to further assist you.

Security Camera: Ring Doorbell Security camera is located at front door, installed for security and recording purpose of outdoor surrounding. Please do not obstruct.

Parking:
Home garage is closed and locked. Home has parking on driveway and in-front if home. A maximum of 4 vehicles are permitted.

Uber, Lyft or Taxi:
Your ride may drop you off on property or pull into the driveway area. Area is well lit at night.

A few simple rules:

* NO SMOKING. Smoking inside or on property will incur a $500 fee. The only place to smoke is OUTSIDE the home feet away from entrance.
* NO PARTYING: We do not permit the hosting of any events, parties or gatherings. Violation of this will result in the early termination of your reservation without refund and a $500 fine for violation plus any fees for damages.
* QUIET HOURS AND GUESTS
* You are allowed to have unregistered guests however we ask you please let us know in advance if you will have guest and how many. Unregistered Guests may not spend night and guest limit outside of reserved is 4 guests. Home can sleep up to 10 guests. Due to insurance a maximum of 12 people is allowed at property.
* Noise should be kept to a respectful minimum after 11pm. Music is allowed however please be mindful of your neighbors! Quiet hours between 11pm-7am everyday.
* PETS not allowed: We do not allow pets a $250 fine will be assed if found in violation. If you have a service pet please notify prior to check-in. For Service Animals a $50 fee will be asses if fecal matter not picked up or excessive hair left.

TV | Roku Instructions:
The TV control remotes are located at black Wine table located near the kitchen. TV is equipped with Roku streaming, for your convenience you may log into your Netflix account.

Sofabed:
The main bedroom and upstairs area are equipped with sofa bed that flattens out into a bed. The sofabed bedding is located in main bedroom infront of the bed and upstairs in game room.


Thermostat:
The Thermostat is located in the second floor game room area near bathroom. Please adjust the temperature as needed. Turn the dial to adjust the temperature as needed. If you lock thermostat code is 1234

Coffee:
The coffee station in the kitchen is equipped with a starter pack of a coffee pot, instant coffee, raw sugar packets and creamer. Enjoy!

Washer + Dryer:
The washer and dryer is located in the closet next to the living room right off the living room. Detergent not provided.

Trash and Recycling
Green trashcan is located outside in the left side of the home. Please place your trash outside at the front door.

Pest Control
Due to nature of Texas humidity we have no control of insects including bugs, flies, ants, cockroaches, spiders, etc. Pest control conducts a bi-monthly routine for maintenance. Please do not leave door open for extended period of time as bugs will make a way inside.If you encounter a bug let us know we can happily schedule pest control visit.

Please make sure to turn A/C to 78 Farenheit. Turn off all appliances and lock the door behind you upon check-out!

You have access to all home, and 2 vehicle garage. Maximum of 4 vehicles permitted; 2 on driveway and 2 in garage.
