*** We ask that you electronically sign our rental agreement within 48 HOURS of booking. An authorization for a security deposit is also required. The signature and government ID must match the first and last name on the reservation and the name on the credit card you have on file. ***

Please note that the annual drawdown of Lake Hamilton begins on November 1st of each year. The refill of the lake begins between March 1st and March 8th and is scheduled to be completed by March 15th.

We kindly ask our guests to ensure that all trash is securely placed in the street cans with no loose trash. Please do not roll the trash cans back to the house; they should remain on the street to avoid a $100 fine.

Please be aware of the local wildlife around the property, including deer, bears, snakes, and geese. While these animals are a beautiful part of the natural surroundings, please keep a safe distance, avoid leaving food outside, and use caution when walking around the property.

🚧 Important Note Regarding Nearby Construction 🚧

There is currently construction underway on the property adjacent to our listing. While our space remains fully functional, comfortable, and clean, you may experience some audible construction noise during standard daytime working hours.

The community pool is owned and maintained by the POA/HOA in the complex and is not managed by Overnight Digs. If you encounter an issue with the pool, we can reach out to the POA/HOA on your behalf.

Our business hours are 8 AM–11 PM. For non-emergencies, such as general questions or requests, please leave a voicemail or send us a text message and we will promptly return your call the following morning.
For urgent after-hours issues such as plumbing or HVAC problems, 24-hour service provider information will be provided in the guidebook and post-check-in message:
