This brand new townhome has it all -- Great views, walk to everything, BBQ friendly upper deck, billiards room, off-street parking for 3 vehicles and plenty of thoughtfully furnished space for living, cooking, eating, sleeping, and relaxing.

We have a long-standing commitment to rigorous cleaning procedures. We utilize paperless check-in and check-out, reduced in-room furnishings/high-touch items, sanitizing laundry protocols, and disinfectant cleaning of all surfaces. The property has modern HVAC equipment with outside air circulation. We also supply hand sanitizer and disinfecting wipes for when you return from your ventures.
If you don’t find our place sparkling clean, clutter free, and well maintained – we promise to make it right.

Hawks Perch is in the downtown core of Hood River and walking distance from shopping, dining, cafes and more. We are up above Oak Street at 7th. Entry is from behind the unit, off State Street. Being up on the hillside gives you great views of the Columbia River and especially the Event Site, Sandbar and White Salmon Bridge - where kiteboarding, windsurfing, sailing and stand up paddling prevail.

Sleep is important. You’ll find a solid night’s rest on any of our five beds with thick memory foam mattresses and high thread count 100% cotton sheets. Three full bathrooms come fully stocked with Pharmacopia shampoo, conditioner, and shower gel as well as plush 100% cotton towels.

What’s Where?
Top Flight – Live large in our comfortable living room, dining room, full bath, upper deck with BBQ, and a bedroom that can be configured as one king, or two twin beds, your choice.
2nd Floor – here’s where you enter. On this level you will find the master suite with king bed, a private bathroom, and private outdoor deck. Also, on this level is our billiards room, laundry room, and a bit of storage.
First Flight - two more bedrooms with queen-size beds, and the third full bath that rounds out the accommodations.

Need extra room? We chose to provide additional bed options by getting two of the most comfortable twin airbeds we could find. Put these anywhere that makes sense to you – even under the stars on a nice night. The living room couch isn’t too bad either!

Internet:
Need high speed Internet? Not a problem. Hi-Speed Internet and Mesh WiFi is available and free to use by any of our guests. Login info will be provided in your welcome guide.

Billiards Room:
Feeling like a night in, or entertaining for the evening? Then you’ll enjoy our billiards room with room to play and watch. Connect your smart phone to our Bluetooth Bose speaker or put the big game on the TV to keep the entertainment flowing while trying not to scratch your final shot.

Kitchen and Dining:
You`ll find gourmet Bertazzoni appliances and a full kitchen suite of utensils and cooking accessories will have you cooking your favorite dishes with ease. More of an outdoor type? Smoke your fresh salmon or grill veggies and steaks on the deck`s Country Smokers Pellet Grill. Enjoy use of spices, seasonings, and condiments, as well as your favorite tea or cup of joe – we support Keurig, ground, and whole bean preferences.

TV and Entertainment:
Want to catch a game or watch some movies? We`ve got you covered with our 55” 4k TV. Also, enjoy all your favorite channels, shows and content with YouTube TV included, and Netflix, HBO and several other content providers ready for your own personal log-in.

VACATION RENTAL CONTRACT – Hawks Perch This vacation rental contract is a legal agreement between James Matthisen and Leslie Jones (also referred to as the “Homeowners” and “Owner” and “Landlord” and “Property Manger”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone. Payment Policy: PAYEE James Matthisen and Leslie Jones Phone: 541-340-0127 E-mail: james@hawksperch.info In order to book and hold your reservation, we must receive the deposit and signed rental contract. The deposit of 50% of the rental total is due on acceptance of this contract by owner. Cleaning & Linen Service Policy: The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. You are responsible that all debris, rubbish and discards are placed in plastic bags and transferred to the large trashcans by the garage, and soiled dishes and cooking utensils are placed in the dishwasher and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds (except bunk beds are not fully made) to be made for Guests arrival as part of the linen and cleaning service. The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc. Rental Agreement: We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: 1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under `Payment Policy` above on reservation acceptance. 2) CANCELATION 30 DAYS or LESS before check-in, Renters will forfeit the total rental amount. The total rental includes all charges on any payments made, with the exception of any refundable security deposits. Renter may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by from a third party provider. CANCELATION 31 DAYS or MORE before check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a credit card processing fee of 3.5%. EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE. 3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or any other weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK). 4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved `sight unseen`. Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Owner immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Due to the nature of rental properties, the stairs, decks and concrete are not always stable. Use at your own risk. 5) CLEANING & REPAIRS: All homes have cleaning included in the total rent. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside of the home with the exception of those items specifically mentioned otherwise. 6) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest`s property.

Great place to visit

We had a three day stay at this wonderful home. The home has a beautiful view of the Columbia River…very peaceful and relaxing. The cleaning ladies did an excellent job leaving the home spotless for us. The owners contacted us several times to insure that our stay was without any problems. It is clear that the owners want their guests to enjoy their stay and had the home very well furnished. We would highly recommend this rental for anyone wanting a relaxing time in Hood River.

Perfect Location and Setting for a Group

Hawks Perch is the perfect location in Hood River- it's located on the main street with all the shops and restaurants. The fire pit was perfect and it was extremely well stocked with everything we needed. There were 9 of us and we felt it had plenty of space. Perfect Girls Wine Weekend Retreat

Hawks Perch was absolutely perfect for our girls getaway! The place was super clean, well stocked, decorated really nice, gorgeous views and the walk ability was fantastic! Communication with James was absolutely great - even texted me saying if we wanted to check in early the cleaners were done and could check in whenever and he even followed up afterwards. I definitely would stay here again and definitely would recommend this place!

We are a three generation family and booked the property for grandpa’s birthday in mid December. First time in Hood River and we loved everything about the property. Beautiful view of the Columbia and Main Street Christmas lights from the balcony. Wonderful to have coffee and tea available for a morning cup. The suggestion for the waterfall hike was much appreciated. It was a great hike for all three generations of us. We definitely recommend this property.

Amazing property for bridal party!

This vrbo was amazing for us and our bridal party! We used it as the girls getting ready spot and the light coming into the living room/dining room was perfect for the makeup artists. All the girls could hang out and make breakfast together. And the decorations were spot on! We had to fight the boy for this vrbo because it had an awesome pool table area as well. Would definitely stay in this property again if returning ti hood river!

A must stay!

This place did not disappoint and was the perfect home base for our wedding weekend. James was an amazing host and quick with communications. The home was clean and even more beautiful than the photos. If you are looking for a place in Hood River, this is hands down the best spot!

Amazing property, great location

Our group had the best time staying at James’ property in Hood River. The location was super convenient to local shops, restaurants etc and the house was clean and comfortable. James was also great to communicate with. We’d absolutely stay again next time we’re in town!

Great group house for weddings

Me and my bridal party stayed at this house during my wedding weekend. The house has lots of convenient parking, is really close to many bars, restaurants, wineries and hikes and it has a BEAUTIFUL view. The house had a lot of cozy amenities for us and a great place to spend with friends or family.

Beautiful home, great location!

Stayed at James’s house with my bridal party for our wedding! It’s in a great location with easy access to everything in downtown Hood River. The place was clean and spacious - our bridesmaids photos turned out great! All the best and rooms are very comfy, and the bath/shower in the main bedroom is heavenly! Thanks for a great stay!

Super modern and clean…Steps from town

My girlfriends and I really enjoyed staying at this spotless and well stocked home. Lovely beds and bedding, plus super well equipped for cooking. The owner left really nice amenities—from cookware, and coffee, to bath soaps and fluffy towels. Thank you! We will be back.
