The home was originally built in the early 1900s and has been fully renovated with modern finishes, thoughtful design, and an open-concept layout filled with natural light.

The living room features cozy high-end furnishings, a beautiful wood-burning stove, and an ultra-premium memory foam sleeper sofa — not your typical pullout couch.

The kitchen is fully stocked with cookware, utensils, blender, crockpot, coffee maker, and everything needed for extended stays or group meals. High-end appliances such as Viking & Bosch.

Outside, guests can enjoy multiple spaces to relax including the sauna, spa, firepit seating area, horseshoe pit, frisbee golf basket, datrs, hammock lounge area, and covered hot tub patio.

This is an entire home listing. You are not sharing space with anyone. You may use the garage, and the entire outside area! An ideal space for retreats and entertaining. We will allow up to 16 people to gather during the day-time hours (we pre-authorization).

We give you space and privacy and we have local contacts super close in case its needed. Please know we are here for you on the app if you need help during normal business hours, and beyond!

HOUSE RULES

1) Locals Must Message Before Booking
Guests who live within the local area (Heber Valley) must contact us prior to booking.

2) Occupancy & Visitors
This home is licensed for up to 9 overnight guests. Additional non-overnight guests may be considered only with prior written approval and potential applicable guest fees.

Unauthorized guests, parties, or events are not permitted.

We may allow small daytime retreats, gatherings, wellness events, or family celebrations for groups of up to 16 guests with prior approval and an additional event fee.

3) Quiet Hours
Please be respectful of our neighbors.

Quiet hours are from 10:00 PM to 8:00 AM (per Wasatch County Rules)

4) Pet Policy
We allow one hypoallergenic dog with prior approval.

* $25 per night pet fee (up to $150 maximum)
* Pets are not allowed on furniture or beds
* Guests agree to a “zero-impact pet policy,” meaning there should be no visible signs that a pet was present upon departure
* Please clean up pet waste immediately
* Any additional cleaning or damage caused by pets may result in additional charges

5) Smoking & Drugs
This is a strictly non-smoking property.

No smoking, vaping, marijuana, or illegal drugs are permitted anywhere on the property.

Violation of this rule will result in a minimum $250 fee, additional cleaning charges if applicable, and may result in immediate removal from the property without refund.

6) Hot Tub & Sauna Use
The Bullfrog hot tub and barrel sauna are provided for guest enjoyment. Do not use impaired. All guests must be clean of any make-up/lotions/detergents from swimsuits and skin.

* Use at your own risk
* No glass containers in or around the hot tub area
* Please shower before entering the hot tub when possible
* Follow all posted safety instructions
* Children must be supervised at all times

7) Self Check-In
This is a self check-in property.

Guests are responsible for reviewing all check-in instructions, house manuals, and messages sent through Airbnb, or provided on the applicable sections, prior to arrival.

8) Shoes & Outdoor Gear
Please remove shoes and boots upon entering the home. We do this and ask you to do the same.

Ski equipment, bikes, fishing gear, and other outdoor recreation equipment should be stored in appropriate areas and not placed on furniture or bedding.

9) Fire Pit & Wood Stove
Guests may use the outdoor fire pit and indoor wood-burning stove responsibly.

Only approved firewood or Duraflame-style logs should be used in the wood stove.

Never leave fires unattended.

10) Security Cameras
For guest and property security, exterior security cameras are installed outside the home and garage areas.

There are no cameras inside the home and no cameras monitoring the hot tub or sauna areas.

11) Respecting the Property
Please treat this home as you would your own.

Guests are responsible for any damage caused during their stay and agree to notify the host promptly if anything is damaged or not functioning properly. As of 6/1/2026, this home is immaculate and has finished a complete renovation.

12) Check-Out
Unauthorized late departures may result in a minimum $50 late check-out fee or additional charges if they impact our cleaning schedule or incoming guests.

13) Bedding & Linens
As of April 2026, Airbnb no longer covers guests for damages to linens. This means that bedding, and towels, are the responsibility of the guests to keep them nice and clean. Please take all reasonable care to ensure out bedding is well cared for and is not damaged or permanatly stained with make-up,self tanner, lotions/oils, hair dye, pet damage, or any other similar condition or situation. We appreciate you making efforts to help us keep our place clean and in top shape!
