1. Reservation and Acceptance
For Airbnb guests, booking the property constitutes agreement to this Rental Agreement and House Rules. For direct bookings, this agreement must be signed electronically or manually before check-in. Failure to accept terms will result in cancellation.


2. Payment & Cancellations
Full payment is due at the time of booking.

Cancellation policies are governed by the platform used (Airbnb/VRBO/direct).

Security deposit or damage waiver applies if specified in listing or required by host.

3. House Rules / Terms of Use
Booking this property signifies agreement to the following rules:

No Smoking inside the property.

No Parties or Events without prior written approval.

Maximum Occupancy strictly enforced.

Quiet Hours: 10 PM to 7 AM.

Check-in: After 4 PM | Check-out: By 10 AM.

Guest Responsibility: Guests are responsible for damage caused by themselves or their invitees.

Use of Amenities: Use of fireplaces, fire pits, grills, bunk beds, and other amenities is at the renter’s own risk.

Lost or Stolen Items: Host is not responsible for lost, stolen, or forgotten items.

No Third-Party Bookings: The person booking must be present during the stay.

4. Liability Waiver
Guest agrees to indemnify and hold harmless the host, property owner, and insurance provider from all claims, liabilities, losses, or damages arising from the use of the property, including but not limited to personal injury, accidents, loss, or theft.

Guest agrees to notify the host of any damage or maintenance issues. Host reserves the right to charge for any damages beyond normal wear and tear.

6. Entry & Emergencies
Host may enter the property with prior notice for maintenance or emergency reasons.

7. Legal & Insurance Compliance
This agreement complies with the requirements of Proper Insurance and applicable local laws. It does not supersede Airbnb/VRBO platform terms, but works in conjunction with them.

8. Electronic Signature Clause
This agreement may be executed electronically. Digital acceptance (such as booking the property or checking the box to accept house rules) constitutes a legally binding signature.
