● Community Amenities: Guests have access to the Jamaica Beach community pool for a fee — open Memorial Day - Labor Day — and city park.

● Rent BeachBox: Beach gear rentals are available! Ask us for details and rates.

● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.

● Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.

● Parking: We can fit up to 6 cars in the driveway.

Beachfront Sunset welcomes you with a light-filled living area as soon as you step inside. The open-concept design seamlessly blends the living room, dining area, and kitchen. Relax on the spacious sectional sofa in the living room, catch up on shows on the flat-screen TV, or step out onto the expansive deck for a breath of fresh air. The well-equipped kitchen boasts a large island with bar seating, making meal prep a breeze while keeping you connected to the conversation. The dining area features a large table with stunning ocean views, perfect for enjoying meals together with the backdrop of the calming waves.

The split-level layout offers privacy for sleeping arrangements. At the top of the stairs, you`ll find a convenient bedroom with a queen-sized bed and a full bathroom nearby. Downstairs, two luxurious master suites await, each with a king-sized bed, an ensuite bathroom, and a private balcony. These private retreats are perfect for couples or families seeking some relaxation. An additional bedroom on this level features a queen-sized bed and a full-over-full bunk bed, ideal for additional guests. Finally, a spacious bunk room with a twin bunk bed and two sets of full-over-full bunk beds provides comfortable sleeping arrangements for kids or larger groups. This room also offers access to an exterior side deck for additional outdoor enjoyment.

Head outside to the sprawling porch that runs the entire width of the house. Here, you can enjoy panoramic ocean views – perfect for starting your day with a cup of coffee or unwinding with evening cocktails as the salty breeze washes over you. Underneath the house, you`ll find a large patio area with picnic tables and a BBQ pit, creating the ideal space for cookouts and family gatherings. Whether you`re a family with young children or a group of friends, Beachfront Sunset offers the perfect blend of space, comfort, and stunning beachside ambiance for your unforgettable Texas coast getaway.

● Cancellation Policy: All cancellations are subject to a 3% credit card processing fee.

● Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

● Age Requirement: Guests must be 24+ to book.

House Rules:
- Guests must be 24+ to book the property.
- One-night stays must be approved.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- This community only allows BLACK TRASH BAGS. We provide trash bags under the kitchen sink. Please refrain from using white bags.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.
