The main living area features a massive custom stone gas fireplace, sofa & accent chairs, & oversized view window. Adjacent is a wine lover's dream, with a full wine tasting and bar room! Dine with a view in our custom dining table that seats 10, a breakfast nook that seats an additional 3 or 4, & separate bar seating for another 3 guests. You'll love our fully equipped gourmet chef's kitchen featuring a custom oversized wood bar island, high end state of the art stainless appliances including a 6 burner Thermador brand gas stove with griddle & gorgeous custom copper hood vent Patio doors are conveniently located near the kitchen/dining area that lead you to your very own outdoor wrap-around deck complete with a custom professional grade gas BBQ grill, outdoor dining areas (covered & uncovered), fireplace, lounge seating, & sweeping wildlife views.
Further down is a Cupola tower with windows on all sides and 365 degree views of the beautiful surrounding mountains that makes a great place to relax with your favorite beverage, read your favorite book, or play a game of chess. Rounding out this level are 3 bedrooms + 2 bathrooms, featured by the primary “Mountain View” suite, where you'll enjoy sunrises & sunsets from the comfort of your own home as well as a cozy fireplace, King bed, & ensuite bath with separate shower & soaking tub. THE ESTATE – LOWER LEVEL A beautiful wood staircase with railings made from Winter Park Resort ski cables lead you to your lower level that includes a family room with an oversized sofa, game/dining table, & massive 80” tv, our favorite spot to unwind & relax in the evening. Adjacent is a set of sliding glass doors leading you to another outdoor patio space, complete with a circular fire pit & seating ideal for evening gatherings, lounge chairs, soaking hot tub, & views galore!
This space also includes 2 themed br's that include a “Southwest Room” & “Moose Suite,” a separate cozy “Bear” den area, & 2 full bathrooms (see BED & BATH ARRANGEMENTS below) as well as a private office with a vacation work station & monitor.

LOCATION Location, location, location! The Rendezvous neighborhood is a residential community full of dogs, kids, and many full-time residents. The Downtown Winter Park area is next door to the neighborhood with additional mountain restaurants, shopping, night life and various scheduled events and concerts in the Town's new Hideaway Park amphitheater area.
The estate is perfectly situated only a short 5 min drive from Winter Park Resort with a FREE shuttle available and several stops throughout the Rendezvous neighborhood. The new resort base village includes the lifts for skiing/boarding/mountain biking, snow tubing, hiking, ice skating, shopping, dining, scheduled entertainment, and other resort attractions including several summer activities.
Just across the street is the Grand Park Rec Center with multiple swimming pools, a waterslide, full gym with indoor track, huge rock climbing wall, gymnasium, and children's playground. The Foundry is next door with a bowling alley, movie theater and brick oven pizza bar. This villa also provides walkout access to miles of neighborhood trails for hiking mountain biking, cross country skiing, snow shoeing, and also includes a trout pond and children's playground at the neighborhood entrance.

GOOD NEIGHBOR GUIDELINES • Noise It is a requirement to be respectful of all neighboring properties and residents, drive slowly through the neighborhood, and keep noises to a minimum outside in the evening & nighttime hours. The property does not allow parties or events of any kind. Failure to be a respectful neighbor or to follow the property rules and local short term renting rules can lead to immediate eviction without refund. • Occupancy Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight. • Smoking There is no smoking of any kind permitted inside the home or anywhere outside of the property. • Guest Requirements The primary renter must be atleast 30 years of age and present for the entire duration of the reservation; if your group is all adults, each guest must meet our minimum age of 30 years.
