This welcoming townhouse is the perfect retreat for families and friends. Just minutes from the beach and downtown, it offers a comfortable stay for up to 6 guests, featuring 2 bedrooms, 4 beds, and 1.5 baths spread across two floors.

🚌 Public Transport: The Emerald Coast Trolley offers a relaxing way to explore the coast. You can also take advantage of buses from the Okaloosa County Transit system to travel around the area with ease.

● For families with young children, a crib is provided to ensure your little ones have a comfortable stay.

● Parking: The driveway can accommodate two cars or trucks. If one car is parked all the way forward, you can fit an additional vehicle behind it.

● Please note: This townhome has bedrooms on the second floor, so access requires stairs.

● Trash & Recycling: Please place the dark green trash bin at the curb on Sunday evening for Monday morning pickup. For recycling, move the yellow-topped bin to the curb on Wednesday evening for Thursday morning pickup.

1. For reservations of 30 days or longer, a separate cancellation policy applies:

• Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
• A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
• No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. If you are local and/or under the age of 23, please notify us before making your reservation.

3. Guests acknowledge they will keep noise levels to a minimum after 10:00 pm as sound may travel through the walls.

4. No parties or events are allowed on the property.

5. Pets are not allowed.

6. Guests must provide a valid working phone number and notify us within 2 hours of arrival if any cleanliness issues do not meet their standards so we can address the situation promptly.

7. Smoking and fire use are not permitted. This includes vape pens and marijuana, as well as candles, incense, or sage. A $350 charge per day will apply if this rule is violated.

8. The maximum number of guests must not exceed the allowed limit. Violating this rule may result in immediate removal from the property without a refund.

9. A $50 late check-out fee will apply if check-out is after 10:00 am (unless authorized). This fee is necessary to accommodate our housekeepers’ schedules.

10. An additional cleaning fee will apply for excessively dirty units, as documented with photos.

11. For extended stays, a complimentary mid-stay walkthrough/check may be scheduled to ensure the home remains in good condition and to address any maintenance needs.
• For stays of 6–8 weeks or longer, one free walkthrough may be scheduled approximately 3–4 weeks into the stay.
• For long-term stays (multiple months), additional complimentary walkthroughs may be scheduled periodically (for example, around the 1st, 3rd, and 5th month), depending on length of stay.
• Walkthroughs are non-intrusive, scheduled in advance, and do not include cleaning services.
• The purpose is to ensure property care, identify maintenance issues early, and support a comfortable stay for both guests and the owner.

12. For your security and protection, the property is equipped with an exterior camera.

13. Guests staying over 30 days must sign a standard lease agreement and agree to a background check before check-in (agreement will be provided).

14. Please remember to take all your belongings upon check-out. Items left behind will incur a $50 mailing fee (separate from postage). We will do our best to return your items within a week.

15. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

16. If our rules cause us to issue a refund or discount to another guest, you will be responsible for the associated costs.

17. If you were a past guest who did not respect the rules or property, we reserve the right to decline your next reservation.
