THE SPACE

Loft 11 is a true two-bedroom apartment: two separate bedrooms with doors you can close, a living room, a full kitchen, and one full bathroom shared by both bedrooms. It’s on the second floor, one flight up.

Bedroom 1: queen bed with fresh linens and closet space.

Bedroom 2: queen bed with fresh linens and closet space.

Living room: comfortable couch, smart TV, and a dedicated workspace with fast WiFi — easy to get real work done between ski runs or before dinner.

Kitchen: a full kitchen with full-size refrigerator, stove and oven, dishwasher,microwave, coffee maker, and the cookware, dishes, and utensils to cook real meals for four.

Bathroom: one full bath with tub and shower, towels, hair dryer, shampoo, and starter soap. It’s the only bathroom, so groups should plan around it on busy ski mornings.

Laundry: coin-operated washer and dryer in the building — handy for ski gear and longer stays.

Climate: your own heating and air conditioning, independent of the other lofts, so you set the temperature. Iron and board, smoke and carbon monoxide detectors.

LOCATION

The Washington Lofts sit one block off Ellicottville’s main strip, in a walkable village in the Enchanted Mountains of Western New York. Step out the door and you’re a short stroll from independent restaurants, craft breweries (Ellicottville Brewing Company is a local favorite), cafes, boutiques, and bars — and the village’s festival calendar, from Fall Festival and Mardi Gras to Jazz & Blues Weekend and the Summer Music Festival, unfolds right outside.

Winter is peak season: Holiday Valley Resort and HoliMont Ski Area are a 3-minute drive, with skiing, snowboarding, tubing, and cross-country trails. In warmer months it’s hiking, mountain biking, golf (including Holiday Valley’s mountain course), and some of the best fall-foliage drives in the Northeast. Groceries, a pharmacy, and everyday essentials are a short drive away if you want to stock the kitchen for the group.

ACCESS AND PARKING

The entire apartment is yours — private entrance, your own kitchen and bath; nothing is shared with other guests except the building’s coin laundry. Check-in is self-service via keypad lock; we send your door code and step-by-step arrival instructions before you arrive, so you come and go on your own schedule. Free on-site parking is included; your arrival instructions show exactly where to park. The Washington Lofts are eight private apartments at 38 Washington Street; you may pass other guests in the entry hallway, but inside Loft 11 it’s just you.

GOOD TO KNOW

Non-smoking: strictly no smoking, inside or in the entryways.
Pets: pets are welcome.
Noise: Madigan’s bar is next door to the building, with live music on Friday and Saturday nights until close. Loft 11 sits on the far side of the building from the bar, so it’s quieter than the units nearest it, but light sleepers may still want earplugs on weekend nights. Weeknights are quiet. You’re also one block from the main strip, so expect normal village sounds, especially on festival weekends.
Occupancy: maximum 4 guests across the two bedrooms; there is no sofa bed.
Length of stay: no minimum — one night is fine, and longer stays are welcome. Utilities are included, so the apartment works well as a ski-season base or for a family relocating.
Stairs: one flight up to the apartment.
Check-in after 3 p.m., checkout by 11 a.m. Primary renter must be 21 or older.
