Summary:
This stunningly spacious apartment is in arguably the best location in all of Edinburgh - looking out over the pedestrianised section of the Royal Mile, home to world famous street performers and all the buzz of the most famous street in Scotland.

From the bright and airy rooms, you can open the windows and soak in the atmosphere, watching incredible street performers during the Fringe Festival and all year round.

The Space:
This stylish property has been freshly redecorated, and includes luxury finishes and antique furniture with a nod to Scottish heritage.

You will feel like royalty in this spacious home with fantastic features such as Farrow & Ball 'Smoke Green' in the hallway and high quality finishes throughout.

The master suite boasts an antique sleigh bed and an en-suite shower room, and there are 2 further double bedrooms both with luxurious velvet headboards and antique furniture, one of which also has an en-suite shower room.

The generous living room and 2 of the bedrooms look out over the Royal Mile, and this particular section is pedestrianized so you won't have to hear any road noise - only street entertainers to brighten your day.

There is a large kitchen with everything you need to enjoy your visit and the family bathroom features an electric shower over the bath, perfect for a soak after a long day walking around Edinburgh's spectacular sights.

Situated right in the heart of Edinburgh's Old Town on the Royal Mile this apartment is in a fabulous location.

With local cafes, bars and restaurants literally on your doorstep, as well as familiar chain coffee shops and restaurants nearby.

The Royal Mile itself stretches from Holyrood Palace all the way up to Edinburgh Castle, and you are just a short walk from Princes Street and the lively Grassmarket areas.

Getting Around:
The apartment is just a short walk to Edinburgh Waverley train station and on major bus routes.

We highly recommend leaving the car at home and using the local transport network.

Great location, but not a luxury apt

The location truly can't be beat, but this property is far from luxurious. I can't overstate how loud the two front bedrooms are; the noise greatly impacted our sleep, and we're not light sleepers. This place sounds like the trucks are literally in your room (it's actually weird). The linens and towels were cheap. The third bathroom shower didn't drain properly and almost overflowed the shallow shower pan, which would have flooded the bathroom. The beds were okay - but again - FAR from luxurious. The listing notes the steep stairs; please heed that warning. Our party was fine, but anyone with limited mobility could not easily navigate the narrow, steep, and long stairwell. We would not stay here again simply because of the insane road noise at night. When we travel, sleep becomes crucial so that we can be busy during the day and we didn't sleep well at all.

Great location and comfortable accommodation

Very much enjoyed our stay at this property. The living accommodation and two of the three bedrooms were spacious and bright. Location couldn’t have been better. Stone spiral staircase was a bit of a challenge with luggage but I suspect this is not uncommon in old properties in this lovely city which is certainly not short of steps!

Property is great location - walkable to everywhere. The apartment is spacious as advertised. Know that it is LOUD- beyond regular city sounds you think the city is in the apartment. There was no toilet paper. The closet with washer dryer is not accessible with heavy items in front. No directions given for check out. To access garbage bins you need key- no help as to where this was. Communication was not good with owner. Overall given how expensive this apartment is to rent-the details have not been taken care of.

Great place on the Royal Mile

3 couples enjoyed this 3 bedroom 3 bath apartment right on the Royal Mile! Communication and ease of getting in was excellent. There are narrow curved steps to get up to it but well worth the climb for the experience and proximity of being in the hub of Edinburgh. A nice living area provided a comfortable gathering place for us andbour friends. As other reviewers said, there can be some noise on the street in the wee hours of the night, but we didn't mind. The castle is within walking distance and also Arthur's seat and Holyrood Palace. We do like to walk though! There's many restaurants and bars close by. We used the hop on and off Regal tour to visit places further away in Edinburgh. Vouchers were included for 3 main attractions. We were very pleased with our stay in this property!

Good location but noisy. Dirty towels left in one of the bathrooms and one bedroom comforter was dirty. Hard to get to the washer and dryer with all the stuff piled up in front of them. We made the best of it and enjoyed eating meals together rather than going out all the time.

Good but …

Ideally located in the center and a few minutes walking from all point of interest, this apartment is very well equiped and confortable. We however have some mix feelings about our stay because that due to the central location the apartment can be very noisy up until 3:30 am when pubs are closing and drunk people are ending the party during week ends. Starting 5 am the public cleaning services can wake you up too. We experienced as well some people ringing the intercom during the night.

Great location right in the heart of everything! Close to Waverley ( 4 minutes has MANY stairs to climb in town. Be fit to walk to this location) Easy key, spiral stairs is narrow with luggage as described. Be fit or young enough to carry. Clean, large house. VERY noisy. If you want to be close to this area it is a trade off! Garbage pickup, yelling homeless every night with blood curdling screams, birds, the clock, people talking after a night out, ghost tours in the back. Just know that when booking. Great host.

Great apartment but tough to reach

Apartment and location were amazing. Sadly, we did not get check in information until day of, despite multiple attempts to contact property manager and VRBO. Also, after 10am, there is no easy route to the apartment. You cannot bring a car (or Uber, taxi) anywhere nearby even to drop off bags. We were not told that a “close” is a small alleyway so we tried to drive up, following Maps. Resulted in having to back down a tiny alley. The road in the front of the apartment was only foot traffic after about 10 am every day. When we asked about parking, there were vague suggestions. A specific address would’ve been helpful. If you book, be prepared to walk with your luggage for at least 12 minutes. And the spiral stairs to the apartment were a challenge with golf bags. Once inside, the space was as described and centrally located.

A group of 5 stayed here during a girls trip to Edinburgh. The location was perfect and the apartment was very comfortable. The trickiest part was getting luggage up the spiral staircase, but once we got everything inside it wasn't a problem for us.

Edinburgh dream stay

This place was absolutely amazing! We couldn’t be more happy with this luxury apartment in an incredible location on the Royal Mile. It’s more than location, the apartment had 3 bedrooms and 3 bathrooms a nice kitchen stocked with a high chair for families with kiddos which added a nice touch. There was a spacious family room decorated with nice for furniture. The hosts were responsive and helpful. Dropping off our bags after the Royal Mike closes down to cars created a fun adventure which you’ll deal with any place on the Royal Mile. We hope to stay there again when we get back to Scotland. If you can snag this gem, you won’t be disappointed!

Very lovely property with everything you need. Steps are steep but that was no problem for us. The windows are not double glazed due to the age of the building (which Is beautiful) so I would suggest some ear plugs as you are on one of the main streets so it can be a little noisy (bin trucks etc) but I would still recommend and go back. Très belle découverte. À 4 km du magnifique Murrayfield Stadium, où nous avons pu assister au match de rugby Ecosse - France. Les Écossais sont d’une gentillesse exceptionnelle. Pubs, château d’Edimbourg à 5 minutes… tout est à proximité vu la situation de l’appartement. 3 chambres, 3 salles de bains, 1 salle à manger, 1 cuisine. Tout pour être bien. Par contre, point de vue culinaire, je dirais 2/20. À part le petit bistrot, à proximité, qui nous rappelle la cuisine Française, les autres points de restauration sont très limités. Pour finir, la vie est très chère. Exemple : 1 pizza : 20 livres sterling soit environ 24 €. Super cher. Mais, merci l’ Ecosse quand même.

Can’t get a better location!

Great apartment right in the thick of it! We could walk to everything easily! There was so much to do and all close by. The apartment was clean and comfortable. It was loud as other reviewers have said, but we got used to it after the first night. I loved hearing the bagpipes through the open windows during the day. So beautiful!

If you want to be in the middle of the action this is the place. It is quite noisy at night though when trying to sleep from the people in the street and the nightly garbage truck picking up rubbish as the flat windows are right above the Royal Mile. The flat is clean, very spacious and very nice. We enjoyed staying here.
