    Other Things to Note:

    ▶ To comply with strict HOA regulations, all guests must provide the required information, including a completed rental agreement with the names and ages of all guests, information about all vehicles, at least three (3) days prior to check-in.

    • A non-refundable $75 rush registration fee will apply to reservations finalized less than 72 hours before check-in.



    By booking, you acknowledge and agree to these terms.



    ▶ AMENITY BADGES & ACCESS: Guests may be issued amenity badges (maximum of 6 per unit). Lost or stolen badges will result in a replacement fee of $150.00. Unauthorized entry, gate tampering, or "pass-back" (sharing gate cards/passes) is strictly prohibited and carries an HOA fine of $100.00 for the first offense and $250.00 for subsequent offenses.



    ▶ Guests must not exceed the posted speed limit (25 mph). Speeding up to 10 mph over the limit results in a $50.00 fine (1st offense), $100.00 (2nd), and $150.00 for the 3rd. Speeding 11 mph or more over the limit results in a $100.00 fine (1st offense), $150.00 (2nd), and $200.00 for the 3rd.



    ▶ Any disorderly conduct, public drunkenness, or failure to comply with community officials will result in a fine of $100.00 (1st offense), $150.00 (2nd), and $250.00 for the 3rd.



    ▶ Fireworks are strictly prohibited within the community. Violation results in a fine of $100.00 (1st offense), $250.00 (2nd), and $500.00 for the 3rd plus costs.



    ▶ Open fires are not permitted. Violation results in a fine of $150.00 (1st offense), $200.00 (2nd), and $250.00 for the 3rd.



    ▶ General Rule Violations: For any other HOA rules not specifically listed, fines are $50.00 (1st offense), $75.00 (2nd), and $100.00 plus suspension of community privileges for the 3rd offense.



    ▶ To avoid insects and mold, please keep all windows and doors closed. Leaving them open while the AC is on could result in a fee up to $500. For your comfort, we recommend setting the AC between 72-83°F.



    ▶ This house is privately owned and does not include maid service or daily cleanings. The cleaning fee covers a final cleaning (after your checkout).



    ▶ Unregistered guests are not permitted. Failure to register a tenant results in a $250.00 fine.



    ▶ Pets are not allowed. The HOA issues a $50.00 fine for a loose pet and a $50.00 fine for nuisance barking, with fines increasing to $150.00 - $250.00 by the 3rd offense.



    ▶ No parties. Significant noise or playing loud music after 9:00 pm will result in you being asked to leave without a refund. Excessive noise violations carry an HOA fine of $100.00 (1st offense), $150.00 (2nd), and $250.00 for the 3rd.



    ▶ No smoking of any substance is permitted in the unit. Evidence of any type of smoking will result in a $250 fee, and you will be asked to leave without a refund.



    ▶ Check-in is at/after 4 pm and check-out time is no later than 11 am. Late check-out without prior approval will result in a fee of $100 per hour for each hour after 11 am.



    ▶ During check-in, you will find a starter set of supplies provided for your convenience. We do not provide additional supplies during your stay.



    ▶ Please note that moving the furniture in the house is not permitted. Violation of this rule can result in a penalty in the amount of $250.



    ▶ TRASH: Trash and recycling pick-up is Monday morning. Bins should be put at the end of the driveway Sunday afternoon/evening and must be brought back to the house by Monday night. Failure to remove trash cans results in a $15.00 fine per occurrence. Littering or dumping household trash in common areas is subject to a $25.00 fine plus labor.



    ▶ Do not flush paper towels, wipes, trash, or feminine products down the toilet. If it is found that something has been flushed and clogged the septic system, you could be charged damages.

Terrible Experience

Me and my family rented this home to bring in the new year and let me just say that was our worst mistake. We had many issues with our stay starting with not being provided with clear instructions on how to check into the entrance considering this home is located in a gated community; we had to rely on a community member to figure it out. The code provided to get into the home was incorrect resulting in us calling customer service and having to be redirected to spare keys. As we walked into the house it smelled of extreme wet dog and when we went to check all the rooms we noticed all the towels and cloths provided were damp as if they weren’t put through the dryer thoroughly and our biggest problem being not having any hot water for the first 2 days of our trip resulting in us having to cancel our new year event plans due to not being able to take a shower. They also advertised the home as including 3 bathrooms and there was only 2 available to us.
