This well appointed brand new Villa has open plan living room, dining room and a bar, large chefs kitchen and oversized bedrooms with higher end finishes in the bathrooms with all new higher end furniture. Main home has 2 masters/primary rooms with en-suites both have king beds.
Guest house, has 2 queen size beds, a small kitchenette, which has a fridge, coffee machine and a little prep area and A/C. It is also attached to the gameroom, which has a mini fridge, tv, couch and chairs, bar seating, a standing bar, table tennis, foosball, 2 arcades, ski ball and karaoke machine.

NOISE Vacation rental properties are monitored by noise monitoring systems. (NO OUTDOOR MUSIC AFTER 8 pm)
OUTDOOR AND POOL: • Please be considerate of the neighbors and keep voices and pool activities to be at a reasonable level. Continued and ongoing screaming or excessive noise for an extended time is one way to upset the neighbors.
• There is no use of outdoor amenities and/or outdoor games or any outdoor activities that create noise between the hours of 10 p.m. - 8 a.m. (NOISE AND ACTIVITY SHOULD NOT BE HEARD OUTSIDE AFTER 10 PM)
• OCCUPANCY: After 10 pm the max number of people allow on the property is 2 people per bedroom (3 Bedroom - 6 people, 4 Bedroom - 8 people). During the day 4 additional guest are allowed at the property (3 Bedroom is 6+4 = 10).
POOL|SPA: Pool: $100/daily fee (to include spa) to 82 degrees. (More heat is an additional fee) Spa only: $35/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL. Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.
Payment can be made via Airbnb or another form of payment. **Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid June. **We operate your spa control remotely.
PETS: We are pet friendly, small breed only! Please let us know in advance, if you need any special accommodations. $200 pet deposit is required and if no additional pet cleaning left behind, $150 is refunded at time of check out and $50 goes towards pet's stay and $25 for each following pet thereafter at least 24 hours in advance prior to check in date.
CHECKOUT DUTIES: if you could kindly start a load of pool towels in washing machine, put your trash in the trash bins outside and start the dishwasher. Thank you so much.
FESTIVALS: Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with a discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

FIREWORKS: fireworks of all kinds are prohibited at all times in the desert, due to the fire danger. Please ensure not to bring them to the property.
RESPONSIBLE RENTING: We have wonderful neighbors that welcome you to our neighborhood, please ensure to respect them and the area around you.
EARLY CHECK-IN/LATE CHECK-OUT REQUESTS: If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75, payment has to be provided upon request or request will NOT BE VALIDATED. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours, we will gladly accommodate for a $75 fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate.
CHILD TRAVEL ITEMS: Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide pack and plays and high chairs complimentary for our little guests with a 24 hour in advance notice. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance.
