The home is two storeys has a flowing open plan layout with generous bright sun filled living areas.

The Lounge Area is fabulous, very plush and extremely elegant, designed with a classic Nautical colour scheme, its stylish comfortable seating and a flat screen television will make it the ultimate place to gather and watch a film or catch up on the latest game after a busy day out at one of the many Orlando attractions.

Sitting Room/Office There is a 2nd sitting room downstairs, which is the perfect place to retreat with a book, or if you do need to catch up with some work or studying there is a handy desk for you to use.

There is a 2nd TV Room / Loft Area upstairs that also includes another flat screen television, plenty of comfortable seating and is a great place for entertaining the children or if the ultimate game clashes with a must-see movie.

The Kitchen is quality high end and has everything you will need to keep your guests happy, from a quick breakfast or lunch which you can enjoy at the elegant and very comfortable open plan breakfast bar whilst still conversing with the family while preparing a meal.

The Dining Area is simply beautiful, it is bright and elegantly designed, with the classic Nautical colour scheme continued. It also enjoys views to the pool area and lake beyond.

This will be perfect for more formal dining and will be great to chat over some delicious home cooked food and discuss the events of the day and perhaps plan even more great outings to some of the many places that Orlando has to offer.

The Games Room includes even more fun with Air Hockey, a Foosball Table and Pool, there is simply everything to entertain all of your guests.

The Luxury well-appointed bedrooms are spectacular and offer all the comfort and glamour you could wish for and with attention to luxury details that are second to none.

There are televisions in all bedrooms which will allow you to relax in stylish comfort before joining the other guests for dinner and with one of the rooms including two bunk beds, it will be a delight to children traveling with friends or other family members.

The Pool Deck can only be described as magnificent. With its beautiful pool and spa and breath-taking panoramic view of the conservation area and Lake, it will be a little utopia to enjoy the Florida Sunshine relaxing, swimming, soaking in the spa and catching up with the latest novel.

There is a covered Lanai that has a table and chairs so you can certainly sample the delights of outdoor dining or just cocktails and nibbles of an evening under the stars.

Bedroom 2 (Downstairs) Is a twin bedroom with flat screen television. There is a Bathroom next door that includes a bath with shower over, with a single basin unit and w.c.

Bedroom 3 (upstairs) and is a Queen Bedroom that continues the lovely glamourous interiors and has Ensuite Facilities of a bath with shower over, single basin unit and w.c.

Bedroom 4 (upstairs) has two bunk beds, with the bottom bunk on each a full-size bed, which will be great fun for friends and family to share the adventure and includes a flat screen television with Ensuite Bathroom facilities of bath with shower over and single basin unit with w.c.

Bedroom 5 (upstairs) Is a beautiful Queen bedroom with flat screen television and Jack n Jill bathroom facilities of a bath with shower and two single basin units (one each end of the entrances) and w.c.

Bedroom 6 (upstairs) and is a fabulous sumptuous King Suite with flat screen television and Ensuite Facilities of a separate shower and double basin unit with w.c.

The resort facilities are run by a third party.
Availability of all resort facilities is not guaranteed as part of the rental contract.
You will be required to provide your own equipment for use of the sports facilities.

**The furniture and items shown in the home may be replaced or removed without notice**
** To use the communal pool and gym you will need to pay a daily fee of $10 per guest which is charged by the Clubhouse. A maximum of six guests from your party can use the facilities at one time. There is no charge for using the tennis court and playground. **

Policies:
- We require your full guest list 36hrs prior to check in to avoid late or no check in.
- Swim at your Own Risk
- No smoking
- No pets allowed
- No events, parties or gatherings that disturb neighbours at any time.
- Disturbances which require security or law enforcement intervention carry a fine of $500 or more.
- Must be at least 28 years old to book (in compliance with Orlando Codes of Ordinances – Chapter 57)
- Photo ID required before check-in
- Stays 4 nights and under require an additional damage deposit
- Full list of guests required before check-in
- For system safety, AC cannot be set below 72°F
- Pool Heat is an additional cost and should be requested if required
- Pool Heat is required to heat the spa
- Vacation rental communities do NOT allow parking on the road. Parking is available on the driveway only, if your home does not have a driveway it will have a single allocated parking spot.
- Commercial vehicles, recreational vehicles, trailers, self-propelled motor homes and boats are only allowed to enter temporarily for loading and unloading.
- Motorcycles and Golf carts are not allowed unless they are street legal and registered like other motor vehicles.
They must be parked in the garage (they are not allowed if you home has the garage converted to a games room).
- Vehicles parked in violation of the parking rules are subject to immediate towing
- Electric Cars: It is prohibited to charge vehicles at the home. Failure to adhere to this will result in a $500 fine per charge plus electricity costs.
- Must leave property in the same state of cleanliness and general order as found.
