We will be available by Airbnb chat, phone, or text after booking confirmation.

Extra Guests / Visitors Must Be Approved by Host:

- Primary booking guest is required to provide lists of “extra guests” and “daytime visitors”, including first and last names, visiting start and end times for host approval to avoid immediate non-refundable booking cancellations

Front Door Camera:
- Ring camera is located on the front door of the unit
- Camera monitors guest entry and exit for a more seamless check-in, check-out, and stay experience. - There are no cameras inside the residence

House Rules (abbreviated):
- No events or parties permitted
- No Unauthorized Guests or Visitors
- No pets allowed
- No Smoking In Unit, Balcony, and anywhere on the property (this is a non-smoking community)
- Quiet hours begin @ 10 PM on weekdays and 11 PM on weekends
- Guest bookings from Dallas Metro Area are subject to additional purpose of stay verification and guest screening

| Property Transparency |

Nature:
- Dallas is full of beautiful views and nature
- Even with scheduled routine pest control, the occasional pest may enter
- Routine pest control is conducted monthly

Large Mid-rise Apartment:
- Udo Experiences has no control over the actions of other residential tenants and spaces outside of this unit
- All guests are required to be courteous and respectful of our neighbors and the property; report any issues inside and outside of the unit to Udo Experiences immediately

Communication:
-Please report any issues outside of this unit to Udo Experiences customer support as soon as possible, and we will reach out to the property owners/leasing team for a speedy resolution

Long Hallways:
We strongly recommend guests use our Enso Connect “Boarding Pass” for easy access to way finder guides to:
- locate the best private and public parking spaces
- register vehicles
- find the fastest routes to your unit and property amenities (e.g. resort pool, SkyDeck, co-working / office spaces, gym, etc..)
HOUSE RULES & OTHER THINGS TO NOTE

NO PARTIES/EVENTS: Parties are strictly prohibited. Any unauthorized parties/events will result in a minimum fine of $1000, immediate eviction and non-refundable cancellation of your stay, plus any damages and additional cleaning fees.

SMOKING POLICY: Interior smoking is strictly prohibited, including but not limited to inside the unit and balcony. Each unit has a noise and smoking sensor which alerts the Host immediately.

Exterior smoking anywhere near the unit or building is strictly prohibited (e.g., building entrance). If guests must smoke, then it must be done away from the premise of the building.

Absolutely NO smoking in any shared community spaces including, but not limited to hallways, fire escapes, elevators, pool, Skydeck, gym, media area, shared bathrooms, parking garage, etc. Evidence of interior and / or exterior smoking will incur a fine of $1000 and a non-refundable cancellation of your stay.

QUIET HOURS: Quiet hours are between 10pm-8am on weekdays (Mon - Thurs) and 11 PM - 8AM (Fri - Sun). Guests must be respectful of neighbors. Failure to comply may result in a fine of 1/2 one night`s rent and/or a non-refundable cancellation of your stay.

NO UNAUTHORIZED GUESTS: Only registered guests are allowed on the premises. Host must be informed of every individual staying in the property to prepare properly. Unauthorized visitors will incur an extra guest fee of $125 per visitor per day and may result in a non-refundable immediate cancellation of your stay. Exterior security cameras are present to help monitor compliance with this policy.

MAKE UP REMOVAL: Each bathroom has 2 black make-up cloths designated for make-up removal. Do not use white wash cloths, bath towels or linen to remove make up.

Do not sleep or rest on white linen with make-up. If cleaners are not able remove make-up stains from our white linen between guest check-out and new guest check-in, then the responsible guest will be charged a replacement fee for the damaged linen.

Guest will be charged to replace stained / damaged linens and towels that are not able to be restored in normal wash.

ADDITIONAL IDENTITY VERIFICATION: Due to short-term rental regulations or at the property owner’s request, additional identity verification may be required. This ensures the consistency of guest profiles and prevents stolen identities.

Failure to provide your valid ID through OTA app messenger or Boarding Pass within 48hrs of your reservation can result in a non-refundable cancellation.

OPEN FLAMES: No fires or open flames are permitted on the premises. Open flame means any activity or device producing a flame, including candles, tiki torches, oil lanterns, butane or other gas burners, incense, campfires, bonfires, fire pits, and grills.

PET POLICY: While we love your furry friends, to keep the space allergen-free we have a strict NO pet policy.

EARLY CHECK IN: Check in is at 4 PM local time. An early check-in request must be submitted before 4 PM local time the day before check-in. See early check-in times and fees below (for day of check-in):

1:00 PM = $125
2:00 PM= $75
3:00 PM or later = $50

Failure to secure an early check-in in advance will incur a $200 Non-planned Early Check-in Fee.

LATE CHECK OUT: Check out is at 10AM. A late checkout request must be submitted by 4pm local time the day before checkout. See late check-out times and fees below:

11:00 AM = $75
12:00 PM = $125
1:00 PM = $180
2:00 PM or later = 1 night`s rent + $100 penalty fee

Failure to secure a late check-out in advance will incur a $217 Cleaning Call Out Fee in addition to the applicable fees.

LIABILITY AND INSURANCE: Guests are liable for any damages to the premises or its contents. In the event that any items or decorations are missing, broken, damaged, or stained the cost will be passed through to you as the guest.

It is the guest`s responsibility to insure their personal belongings and those of their guests. Host is not responsible for guests` contents, lost items, or forgotten packages.

CLEANING AND FURNITURE: Excessive cleaning required will be billed at commensurate market rate/hour. Any furniture restoration to the original furniture will incur a fee per damaged piece or item.

SHOES OFF: We ask that you utilize the shoe rack to give your shoes time to relax while you enjoy the suite.

SAFETY & SECURITY: Dallas is a great city, and our guests love it as much as we do. BUT Dallas is still a big urban city. Do not leave valuable items and bags in your car at any time as this can attract unwanted attention & possible issues.

Host is not responsible for any stolen items or damaged vehicles during any part of the guest stay or journey. Guests are responsible for their belongings and valuables and must secure their vehicles, belongings, and valuables at all times.
