The cabin is a short drive to Snow Valley Mountain Resort, Big Bear Mountain Resort, and Snow Summit, making it ideal for skiing, snowboarding, snow play, and tubing in the winter months. During peak season, mountain shuttle services operate in and around Crestline, allowing guests to reach the slopes easily without needing to drive in snow or heavy traffic.

SHORT-TERM RENTAL GUEST RULES & COUNTY COMPLIANCE ADDENDUM
A. Definitions & Scope
As used in this Addendum, “Guest” means the primary booking party and each occupant, invitee, visitor, or other person present at the Property at any time during the reservation period. “Property” refers to the premises subject to the short-term rental booking. “County” means the County of San Bernardino and its authorized agents, officers, or code enforcement personnel.
1. Maximum Occupancy – Absolute Limit
1.1. The Property’s maximum permissible occupancy is four (4) persons total, including the booking Guest and all occupants, invitees, visitors, or other persons.
1.2. No exceptions shall be made for children, infants, temporary visitors, or any other persons.
1.3. Exceeding the maximum occupancy constitutes a material breach of these Rules and Grounds for immediate remedial action, including eviction, fine, or citation.
2. Prohibition on Parties, Events & Gatherings
2.1. The Property shall not be used for parties, events, receptions, meetings, celebrations, or similar gatherings of persons not included in the permitted occupancy.
2.2. No amplified sound, hosted activity, catered event, vendor service, or social gathering shall occur at the Property.
2.3. Any activity that effectively results in more than four (4) persons on the Property at any time is strictly prohibited.
3. Parking – Vehicle Limits & Street Restrictions
3.1. Guest vehicles are limited to a maximum of two (2) vehicles per reservation.
3.2. All vehicles associated with the reservation (Guest vehicles, visitor vehicles, vendor vehicles, etc.) must be parked only in the designated/assigned parking area on the Property.
3.3. Under no circumstances shall any vehicle associated with the reservation park, stop, stand, or otherwise be left on the street, roadside, highway, alley, or any public right-of-way adjacent to the Property.
4. County Enforcement Penalties – Administrative Citation Structure
4.1. The County of San Bernardino enforces short-term rental compliance under applicable local codes and ordinances. Administrative citations for violations of short-term rental operation rules, including but not limited to occupancy, nuisance, noise, parking, and related requirements, are subject to escalating fines as follows:
a. First Administrative Citation: One Thousand Dollars ($1,000.)
b. Second Administrative Citation (within 12 months): Two Thousand Dollars ($2,000.)
c. Third and Subsequent Administrative Citation (within 12 months): Five Thousand Dollars ($5,000.)
These citation amounts apply per violation and may be imposed on the Guest, owner, or responsible party as provided by County enforcement authorities. �
Short-Term Rentals +1
4.2. Any citation issued by County code enforcement due to street parking, excess occupancy, noise, nuisance, or other prohibited conduct associated with this reservation shall be the financial responsibility of the Guest and shall be paid promptly upon issuance.
4.3. In addition to County fines, the Guest shall be responsible for any administrative fees, towing costs, impound fees, legal costs, or other incurred costs arising from a violation of these Rules.
5. Guest Responsibility & Acknowledgment
5.1. The booking Guest acknowledges and agrees that they are jointly and severally responsible for the conduct of all occupants, invitees, and visitors, and for full compliance with these Rules and all applicable laws, ordinances, and regulations.
5.2. The Guest further agrees to indemnify and hold harmless the Host for any fines, penalties, administrative citations, or costs arising from any violation of these Rules by the Guest or any person associated with the Guest’s reservation.
6. Compliance, Enforcement & Remedies
6.1. Violation of any term in this Addendum constitutes a material breach of the short-term rental agreement and authorizes the Host or County to take remedial action, including but not limited to:
a. Immediate correction of the violation;
b. Termination of the reservation;
c. Removal of unauthorized occupants or vehicles;
d. Reporting to County enforcement authorities;
e. Pursuit of civil remedies or damages.
6.2. The Guest hereby consents to compliance inspections and documentation of violations, including photographic, video, or neighbor reports, for enforcement purposes.
Acknowledgment & Binding Agreement
By submitting a reservation request, completing a booking, or occupying the Property in any manner, the Guest expressly acknowledges, agrees, and accepts all House Rules, the Short-Term Rental Guest Rules & County Compliance Addendum, and all applicable laws and ordinances governing short-term rentals in San Bernardino County.
The Guest further agrees that these Rules constitute a binding part of the rental agreement and that failure to comply with any provision — including but not limited to occupancy limits, parking restrictions, and prohibition on gatherings — shall constitute a material breach of the rental contract, subject to immediate enforcement, fines, removal from the Property, and financial liability for all penalties and damages incurred.
The Guest affirms that they have read, understand, and agree to be legally bound by these Rules on behalf of themselves and all occupants, visitors, and invitees associated with the reservation.
