The interior space is organized as follows:

- LIVING ROOM with single sofa bed, TV, dining table and chairs, wardrobe, split air conditioning, and access to the patio/garden (step access);

- KITCHENETTE with induction hob, dining table and chairs, refrigerator with freezer, dishwasher, kettle, microwave, toaster, and kitchen utensils;

- BEDROOM with double bed, bedside tables, coat rack, wardrobe, split air conditioning, and access to the patio/garden (step access);

- FULL BATHROOM with raised shower stall, sink, toilet, and washing machine;

- UNCOVERED PATIO (accessible via steps from the bedroom and living room) with tables, chairs, two umbrellas, deckchairs, and a large garden;

- SHARED POOL (accessible via steps) free of charge for guests, with umbrellas and sun loungers;

- SHARED TENNIS COURT (bookable with the caretaker);

- SHARED BARBECUE (bookable with the Caretaker).

PLEASE NOTE:

- The shared garden, swimming pool, barbecue, play area, and tennis court are shared with other residents and guests of the Villa.

- The swimming pool is open from April to October, from 8:00 AM to 8:00 PM;

- Steps to access the patio/garden from the bedroom and living room;

- Raised shower stall;

- Quiet hours: 10:00 PM - 8:00 AM.

Check-in is available in self mode (self check-in). We are available to guests for any requests and information, to make your stay even more interesting and organized.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal. The payment of the tourist tax is required for the first 4 days. The amount is 3 Euros per day per person. Disabled people are exempt.

We need such procedure to verify your ids and docs and in order to send info to the police service Alloggiati Web which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).

Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings

Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

Como Climatic Zone E: 14 hours a day from October 15th to April 15th.

The accommodation is located inside Villa Maderni, an elegant and sophisticated mansion from the early 20th century that has just been renovated. The Villa is in a panoramic position and is located within the protected natural area Parco Regionale Spina Verde, a few kilometres from the centre of Como and Cernobbio, very close to the Swiss border and only 45 minutes from Milan.

The main services such as restaurants, bars, pharmacy, supermarket are only a 5-minute drive away in the Monte Olimpino district.

It is recommended to arrive by car as the area is not served by public transport. In high season it may be difficult to find available taxis. The nearest bus stop is about 2 km away, the Como San Giovanni station is 7.4 km away.
