Property & House Rules
To ensure a smooth, safe, and comfortable stay for everyone, please review our policies prior to booking:

1. Reservation Requirements
We require the names and ages of all guests in your party before arrival.

The primary renter must be present and staying at the Lake House for the duration of the reservation. Access cannot be granted without this information.

2. Cleaning Fee Breakdown
To keep fees low for smaller parties, our standard cleaning fee covers usage based on group size:

1–2 Guests (1 Bedroom / 1 Bathroom): $90

2+ Guests (Multiple Bedrooms / Both Bathrooms): $145

Note: Because booking platforms do not dynamically adjust cleaning fees based on bedroom usage, we will send a Resolution Center request for the remaining $55 balance after your reservation is confirmed. We will always message you first to confirm!

3. Pet Policy (Dogs Only)
Cats are strictly prohibited.

One dog under 20 lbs is permitted with prior approval ($50 standard pet fee).

Requirements:

Dog must be disclosed and approved prior to arrival ($100 fee applies for unapproved dogs).

Dog must be crated if left alone in the house, kept off all furniture at all times, and dried off thoroughly if wet or muddy.

Guests must pick up and properly dispose of all pet waste.

Exceptions for dogs over 20 lbs require host approval and carry an adjusted fee ($100).

Service Animals: Welcome with proper documentation and identification.

4. Safety, Firearms & Smoking
Strictly Non-Smoking / Non-Vaping: No smoking or vaping of any kind (including marijuana) inside or within 10 feet of doors and open windows. Proper disposal of butts in the fire ring is required.

Firearms: Absolutely no firearms or discharge of firearms permitted on the property, unless pre-approved specifically for official hunting seasons.

5. Parking & Access
The driveway is steep with loose limestone. While 4WD/AWD is not strictly mandatory in dry weather (a short momentum run works), 4WD or AWD is strictly required during snow or ice conditions.

6. Smart Devices & Security Transparency
Exterior Security: For safety, there is a Blink video doorbell and 5 visible exterior Wi-Fi cameras (front porch, north, south, and rear walls). No cameras are inside the home, and none are pointed into the home.

Smart Electronics: Smart plugs, thermostat controls, and sync modules are required for home safety and efficiency. Please do not move, unplug, turn off, disable, or cover any electronic or smart home devices.

7. Local Taxes
Per county regulations, a 3% local Bed Tax applies to all stays and will be detailed in your check-in instructions.
