We enjoy hosting family reunions! Our home offers multiple gathering spaces, inside and outside, from intimate settings to large group gatherings. The walkability of Manitou Springs offers enjoyable and memorable excursions to restaurants, shops, galleries, music venues and museums for all ages, especially the Manitou Arcade!

It is always good to hear that guests are enjoying the variety of places my home and backyard offer for intimate to large gatherings. Whether it be a couple enjoying morning coffee on the front porch deck, a small group sharing their day's excursions over appetizers on the back deck or everyone sitting down to a meal in the dining room or loading up their plates from a BBQ buffet outside on the patio. The walkability of my home to everything Manitou has to offer makes for a relaxing, easy flow of a myriad of opportunities from hiking to shopping, from picking up a quick treat to reservations for fine dining, choosing to learn a little of the local history to soaking in the therapeutic mineral springs waters.

I was so glad to hear the rehearsal dinner went well as your husband said guests commented on the great ambiance provided by the water feature! I am sorry that I was not asked about a late check out. The 10 am is noted on the website, but a late check out is possible if new guests are not checking in the same day. Also, the cleaners found the the bottom sheets were left on some of the beds, but all beds have mattress pads, fitted bottom and top sheets, plus a blanket, "comforter" bedspread and an extra blanket across the bottom of the bed. It was also good to hear that the ceiling fans in the bedrooms were appreciated for their air circulation!

Enjoyed learning that your son's first birthday was a success! I am glad local and distant family members were able to gather and celebrate together, creating memories!

I am glad the guests found the location amazing and that we were responsive and helpful. ADA requirement change over the years. The main level and patio are ADA accessible according to the guidelines when they were built. Most guests do not need the lowered bed, etc. If they had only told us there would be someone needing the bed lowered and grab bars, we would have made it happen before their arrival. Screens were recently broken, were on order and are now installed. Cooking at high altitude can be challenging and frustrating. But again, if they had said anything, I could easily given some simple advice!

It is always to good to hear families of all ages enjoying my home. This is why we rent it out during the summer months! They are welcome back anytime!

It was a surprise to learn about the raccoons in the review. I immediately texted the guest for more information. I have followed up with a call to the wildlife division. Being on the property only during the day (when raccoons tend to sleep), I was unaware of their presence. It is being dealt with. Our listing does not include AC as the home was built in the 1870's.

It is good to hear everyone had a good time together for Thanksgiving and wish to come again next year! I am glad you used the texted code per my instructions in your welcoming email when you booked the home and again texted hours before your scheduled arrival. Steep stairs are often found in older homes, especially for the top floor. I was wondering the ages of the children using the top floor as the description on vrbo clearly recommends ages 7 and older. If I had known younger children would be using the top floor, I would have provided 2 baby gates for the areas mentioned. My children also loved the top floor, designating it as "no adults allowed" zone. Plans are underway for a major improvement to the backyard space next year. I think your family will truly enjoy the new construction. Looking forward to welcoming you to the Pikes Peak area next year!

This family was amazing in coming together to support each other in grief. John and I were thankful we could accommodate their sudden change of dates. We would welcome them back anytime, hopefully under more pleasant circumstances.

These guests had an incredible hiking agenda, including the Incline and Pikes Peak. I am so glad the home provide a comfortable place for them to acclimate to our high altitude and to relax and enjoy the area in between their climbs!

With such a varied group of people I was pleased when everyone found things to do and enjoy within six miles of my home and that the indoor and outdoor gathering spaces offer pleasant and relaxing areas for guests to delight in each other's company. Good to hear this extended family enjoyed their time, taking advantage of the 14/ acre property with 8 bedrooms and 4.5 bathrooms and being able to gather 14 adults in the "greenhouse" dining room. Staying over New Year's Eve there were local events (some within walking distance of the home) and viewing the fireworks from Pikes Peak at midnight from the front deck! This family is welcome to come again!

This was a team of young athletes running the Pikes Peak Marathon. They rented 3 other homes in the area, however, the entire group gathered nightly at my home on the patio for dinner. I appreciated their contacting me for extra trash pick ups which were scheduled within hours of receipt of the requests. Their gatherings also were respectful of my neighbors as there were no complaints. They will be welcomed back next year!

I was so glad to hear this family with special needs had an enjoyable time. Sizes of wheelchairs vary and many of the newer models are quite large and so this older home's hallways make for difficult maneuvering. There is a non-motorized wheel chair available in the home for this reason. As to the condition of the 1/4 acre backyard, the past six years of drought with water restrictions has resulted in the loss of the garden, lawn and fruit trees. For this reason, I have taken all photos of the backyard off the website. The pump for the water feature broke before their arrival. Unfortunately the pump had been discontinued so it took until the following guest for us to track down and install a replacement. As to the empty pots in the backyard, I raise houseplants in the off season to donate to a local charity's fundraiser. The pots will be put to good use starting in September. I can only assume the "junk" is the snow blower which again is put to good use during the winter. Because there is no AC in this historic 147 year old home we do provide fans to capture the cool night air for the daytime. I was glad we were able to respond quickly to their requests for additional services during their stay.

It is always good to hear families enjoyed my home and appreciated the efforts my cleaners make to have it clean and ready for guests' arrival. The location, being only one block up from Manitou Avenue, makes it easy for all to enjoy the shops, restaurants and galleries, as well as, the weekly concerts and other special events. I am glad this extended family enjoyed being able to gather together around the table for meals and enjoyed the outdoor spaces, toys and games for children to play. The Incline is within walking distance and a fun adventure for experienced hikers. The Cheyenne Mountain Zoo is a delightful and educational outing for all ages. So glad wonderful memories were made during their stay at my home. Looking forward to welcoming you back to the Pikes Peak region!
