THE SPACE
The Clubhouse is designed for groups who want comfort, space, and entertainment in one private desert setting. The open living room, oversized dining area, and fully stocked kitchen make group meals and celebrations easy, while eight bedrooms across two levels provide private places to rest.
Whether visiting for Coachella, Stagecoach, a birthday, reunion, golf getaway, pickleball weekend, retreat, or desert vacation, this home was built to bring people together.

OUTDOOR RESORT BACKYARD
The backyard is the heart of the home. Float in the pool, soak in the spa, play pool volleyball or basketball, challenge friends to pickleball, practice on the putting green, or shoot hoops on the half court.
Cornhole, oversized Connect Four, lounge chairs, covered dining, a stainless steel BBQ, firepit seating, and string lighting complete the experience from morning coffee to sunset gatherings.

The converted garage is a dedicated game room for kids, teens, and adults with:

FAMILY-FRIENDLY COMFORT

The property does not have a pool safety fence. Children must be closely supervised at all times around the pool, spa, staircase, sports areas, firepit, and recreational equipment.

PARKING AND EV CHARGING
The driveway accommodates up to 6 vehicles. Free street parking is available where legally permitted, subject to posted signs and local restrictions.
The garage is used as the game room and is unavailable for parking. Free Level 2 EV charging is available for registered guests.

CHECK-IN AND CHECK-OUT
Check-in is after 3:00 PM. Check-out is by 10:00 AM.
Early check-in or late check-out may occasionally be available for an additional fee, depending on the booking schedule and cleaning requirements.

POOL AND SPA HEATING
Pool heat is available for $100 per night to a maximum of 84°F.
Spa heat is available for $35 per night to a maximum of 104°F.
Heating fees are paid through the PoolPilot website/app, which schedules pool heating to begin the day before arrival and provides pool and spa controls during the stay. Additional platform, processing, or service fees may apply.

OUTDOOR HEATERS
Outdoor heaters may be available for $75 per heater, including one propane tank. Message us before your stay to confirm availability.

DESERT WIND NOTICE
Desert winds can become extremely strong. Umbrellas must be closed whenever unattended and overnight. Guests may be responsible for damage caused by leaving umbrellas open during windy conditions.

PETS
Well-behaved and trained pets are welcome with prior approval.
A $100 non-refundable fee applies to the first pet, and a $75 non-refundable fee applies to a second pet. Unauthorized pets may result in a minimum $500 charge.
Pets must remain supervised, sanitary, and well-behaved, and should not be left unattended for extended periods. Guests must keep pets off uncovered furniture and beds, promptly clean up after them, and pay for pet-related damage, odors, excessive cleaning, landscaping damage, or disturbances.

HOUSE RULES AND OCCUPANCY
Maximum occupancy is 25 guests.
No unauthorized parties, events, or additional guests are permitted. Quiet hours begin at 9:00 PM. Excess occupancy or serious violations may result in fees, termination of the reservation, or involvement of local authorities.

FESTIVAL CANCELLATION POLICY
Reservations for Coachella Weekend 1, Coachella Weekend 2, and Stagecoach are non-refundable after booking.

SAFETY, AMENITIES, AND GUEST ACKNOWLEDGMENT
The property includes optional-use amenities such as the pool, spa, sports areas, courts, putting green, firepit, game room equipment, kitchen supplies, children’s items, pool toys, flotation devices, and other household or leisure items.

Amenities are provided as-is for optional use. Guests must follow posted rules, use amenities safely, and supervise children and all members of their group.

No lifeguard is on duty.
Swimming, soaking, sports, games, fitness activities, and outdoor recreation involve inherent risks, including serious injury or death. Guests assume responsibility for safely using the pool, spa, courts, game room, firepit, and related amenities.

Guests must supervise minors at all times, avoid unsafe behavior, and follow all pool, spa, court, game-room, firepit, and outdoor rules.

FOOD, CONSUMABLES, AND ALLERGY NOTICE
Kitchen or pantry items may be left for guest convenience. The owner and host do not guarantee their freshness, labeling, suitability, or allergen-free status. Guests are responsible for reviewing ingredients, avoiding allergens, and deciding whether items are safe for their use.

SECURITY CAMERAS AND PERSONAL BELONGINGS
Exterior security cameras may monitor the front, sides, driveway, or other outdoor common areas. There are no cameras inside the home or in private guest areas.

Guests are responsible for personal belongings. Ownership and management are not responsible for lost, stolen, or misplaced items.

RELEASE, INDEMNIFICATION, AND HOLD HARMLESS
To the fullest extent permitted by California law, guests agree to release, waive, indemnify, defend, and hold harmless the property owner, host, property manager, listing platforms, affiliates, employees, contractors, vendors, and agents from claims, losses, liabilities, damages, injuries, costs, or expenses arising from or related to:
• The guest’s stay
• Use or misuse of amenities
• Pool, spa, sports, game, firepit, fitness, or outdoor recreation use
• Consumption or use of food, pantry items, or supplies
• Pet-related issues, damage, or injury
• Acts or omissions of the guest or members of the guest’s party
• Failure to supervise children or other guests
• Property damage, personal injury, illness, loss, or death during the stay
Use of the pool and spa constitutes acceptance of applicable rules and risks, including swimming, soaking, slipping, diving, running, intoxication, child safety, unsupervised use, and use of related equipment.

This acknowledgment is intended to be as broad and inclusive as permitted by law. If any portion is found invalid, the remaining portions remain in effect.
