Off the Florida Keys, there's a place called Kokomo, that's where you wanna go to get away from it all...Relax with the whole family at Kokomo House! Bask in a lush, one-of-a-kind backyard with a HEATED pool/hot tub, outdoor dining, fire pit, lounge chairs, & hammock. Play bocce ball, cornhole, foosball, darts, board games, Ms Pacman or on the slackline swing set. 6 miles (10 min) from Anna Maria Island, 5 miles from IMG, 4.5 miles from LECOM Park and ½ mile from Manatee River boat ramp.

-Sleeps 12 in a 1830 sq ft house with 4 bedrooms, a game room with a futon and 2 bathrooms with large showers.

-Fully equipped kitchen with coffee maker (Keurig and drip), waffle maker, blender, toaster, electric tea kettle, hand mixer, crock pot, instant pot, dishwasher, microwave, some spices. Breakfast nook with seating for 6. Counter with 2 barstools.

-Starter paper towels, toilet paper, dishwasher tablets, coffee, tea, sweeteners, laundry soap, and trash bags.

-Formal dining room with seating for 12

-Smart TVs in each bedroom and a 75-inch TV in the living room. Bring your own streaming subscription. The TVs are factory reset between each guest so you will need to login to your subscriptions before your first use.

-500 MB fast internet with desks in both King bedrooms. There's one monitor you can use.

-Large backyard with heated pool (depth 3’ – 5’) and hot tub, outdoor eating area, outdoor shower, firepit, hammock, lounge chairs, bocce ball, corn hole, and slackline swing set. On colder days, the pool may not reach the set temperature. The pool temperature cannot be guaranteed.

-Foosball, Ms Pacman game, giant Connect 4, giant Jenga, dart board, various board games, puzzles, and various toys such as Lego Duplos for the young ones.

-Beach essentials – umbrella, chairs, boogie boards, cooler, beach towels, and sand toys. Enjoy the outdoor shower after you return for quick clean up!

-Shampoo, conditioner, and soap dispensers in each bathroom, linens provided including bath and beach towels, washer and dryer, hair dryer, ironing board, vacuum

We strive to provide a 5-star guest experience. Our check in process is easy with a guest keycode that is changed after each stay.

PARKING:
2 driveways can accommodate 4 - 6 vehicles. Each driveway is long enough to accommodate boat and trailer parking. ½ mile to Manatee River. No street parking.

Other things to note
Check in after 4 pm. Check out 10 am. $25 fee will be assessed for each 15 minutes past checkout.

We want everyone to enjoy our property, but also want to emphasize that we do not allow parties. This includes no playing loud or disturbing music outside. Quiet time hours 10 pm – 8 am.

A maximum occupancy for the property is 12 individuals.

Florida is a tropical place. Our home is professionally sprayed quarterly to control bugs. However, please understand it is not possible to get rid of all bugs inside or outside. Mosquitos can also be around in the evening and after it rains. Please remember to pack bug spray. Lizards will be seen outside in the yard.

The yard is fenced, however, there is no fence directly around the pool. The side and laundry room doors are equipped with alarms that should be turned on if children are present. Children should NEVER be left unattended outside. NO GLASSWARE IS ALLOWED IN THE POOL AREA. Please use plasticware by the pool. Swim at your own risk. This is a private home and there is no lifeguard.

Gas grill with propane tank is provided as well as barbecue tools in a case above refrigerator. We do not refill the propane tank, so when it goes empty, please feel free to exchange the tank at a local gas station or Home Depot for around $25. Please shut off propane tank and clean the grill after each use.

We do not supply firewood for the fire pit. Firewood can easily be purchased at Publix or the Ace hardware store, both a 5 minute drive.

Please note we have a Ring doorbell camera at the front door and a security camera by the side entrance door that points toward the gate and driveway. They will record audio and video.

No smoking/vaping in the house. There is a designated smoking area by the fire pit. Please dispose of ashes and butts in the firepit.

Sometimes you may see our pool, lawncare and pest control vendors on the property. The pool is serviced on Mondays and lawn is serviced Thursdays. Pest control sprays quarterly.

Any time guests leave the house, please ensure that all windows and doors are locked.

Garbage (black can) and recycling (blue cans) are picked up on Thursdays. Because it only comes once a week, there could be trash in the garbage can that does not belong to you. If you are staying on a garbage day, please bring the cans to the curb on the grass (not in the street) and bring them back by the shed once they are emptied.

We strongly encourage our guests to purchase travel insurance as it provides peace of mind and financial protection in case unexpected events occur. Unfortunately, we do not process refunds outside of the cancellation policy. Thank you for understanding.

A rental agreement will be sent to you to sign before you arrive.
