For building security and insurance protection, our listing requires a signed rental agreement and the booker’s ID verification, which helps us confirm who’s arriving and verify age. The booking platform doesn’t share guest IDs with hosts, so we complete these steps through Happy Guest, a secure website (no app download or account needed).
Guests are required to choose either a $45 non-refundable damage waiver from a third-party insurer, or a $500 refundable security deposit hold (temporary authorization only, not an actual charge), released after checkout if there’s no damage or excessive cleaning.
For stays over 10 nights, the damage waiver is $45 plus $2 for each additional night.

All adult guests must be ages 25+ except members of the same family.

A 13% lodging tax is required for all bookings and will be collected and remitted on behalf of guests.

• Pet fee: $125 per pet per stay, for up to 2 fully house-trained dogs that are current on rabies vaccination and flea/tick prevention. Dog owners must carry animal liability coverage for their dogs.

Standard check-in time is 4:00 PM, and check-out is 10:00 AM.
Early check-in and late check-out may be available for a small fee, subject to cleaning schedules. Availability is confirmed the day prior.

~Refunds~
We want your stay to be perfect, but please understand that we cannot issue refunds for factors beyond our control, such as weather conditions. We highly recommend guests purchase trip insurance.

This Florida home features lush outdoor spaces. To help keep bugs and critters out, please keep doors and windows closed at all times. While we have regular professional pest control, occasional sightings of insects or small pests—especially outdoors—are possible and not uncommon in a natural setting. Pine needles in the backyard may fall between our weekly landscaping visits and are unfortunately unavoidable. Refunds will not be issued for pest encounters or outdoor debris.

Additional cleaning may be required for stays over 10 days. Please reach out to inquire about longer stays.

Violations of our house rules may lead to guests having to leave prematurely without a refund.

Prioritizing Guest Safety, this home is equipped with smoke and carbon monoxide detectors, fire extinguishers, and pool door alarms to enhance child safety.

Exterior cameras monitor the front and back entrances, the parking area, and the pool equipment. No camera monitors the swimming pool or hot tub. No indoor cameras. To respect our neighbors, a noise monitoring device is installed indoors and outdoors to measure sound levels only—it does not record audio.
