Big Bear runs at two speeds: full-throttle on the mountain, then completely still once you're back among the pines on a quiet residential street. Pineview Haven lives at the second speed. The living room does most of the heavy lifting. A big TV and deep seating anchor one end, the fireplace anchors the other, and there's a stack of board games for the stretch of the evening when nobody wants to look at a screen. The kitchen is fully equipped, so breakfast before first chair and a real dinner afterward are both easy calls.

Sleeping arrangements are flexible enough for six. The primary bedroom has a double bed, and the second room is set up to handle the rest of the group, with a king, a twin and a futon. A full bath with a shower-tub combo plus a separate half-bath keeps the morning queue short, and a washer and dryer mean you can pack for two days and stay for five.

The backyard is where the days end. There's a dining table for six, a BBQ for the evenings you'd rather cook outside, and a hanging chair that's hard to get out of once you're in it. As the temperature drops, the firepit seats six, and the hot tub sits under a gazebo — the obvious landing spot after a day on the water or the slopes.

The location does the rest. Big Bear Lake is minutes away for boating, paddling and fishing, and the Village puts shops, coffee and casual dining within easy reach. Snow Summit runs the lifts year-round: skiing and snowboarding through winter, then lift-served mountain biking, hiking and scenic chair rides from late spring into October. Bear Mountain and its golf course sit two miles further on. Add the Alpine Zoo, the Discovery Center and a forest full of trailheads, and the only real difficulty is deciding what to skip.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
