The 1910 House:
Guests have exclusive access to all (3) bedrooms & (2) Full Bathrooms,
plus exclusive & private use of the living, dining, & unwinding spaces.

The Clubhouse:
Guests have exclusive access to a huge, private studio suite. Adjacent to the 1910 House, The Clubhouse is a perfect spot to extend your space while still being on the same property with your party.

Fiber internet is available --free and as a courtesy-- across the property.

Listing for guests ages 16+
Rates are based on an occupancy of (6) guests.
There is a $35/night charge for each additional guest up to (8) total.

____FIRST FLOOR
The 1st Floor in the 1910 House: (2) private bedrooms, a dedicated bathroom,
and common living spaces, including a parlor, dining room, foyer, and porches.

Bedroom 1, the "North Star": a large bedroom with a connected sunroom, including a desk & armoire. This room is light & bright, furnished with modern fixtures accented with vintage pieces.

Bedroom 2, the "Sherlock": a standard sized bedroom, fashioned in a Dark Academia aesthetic, in hommage to Sherlock Holmes. It is accented with vintage furniture and modern fixtures.

There is a full, dedicated bathroom on the 1st floor, with access via the hallway.

The 1st floor is completed by:
++ art nouveau-inspired full kitchen with standard kitchen gear, a Nespresso + pods, french presses, a variety of dinnerware options, a stocked china cabinet, and a cozy breakfast nook.
++ boho-glam dining room with stocked china cabinet,
++ William Morrison drapery in an airy parlor and full dining room
++ entry off of the front porch with a flair of Hygge style,
++ a few other nooks for unwinding, bird watching, and daydreaming,

The Aviary Suite in this listing is a spacious private suite, which sleeps up to (2) guests.

A full, private ensuite bathroom is included, with access via the bedroom and hallway.

Washed in a gray mist hue, this suite gives a birds-eye view of the property. A seating area is included in the suite and in the spacious landing reserved for guests of the Aviary suite.

A beverage station is stocked with teas, a kettle, and filtered water with a crystal carafe.

The suite is furnished with a cozy chair, small beverage hutch, designer rugs, linen drapes, shutters, and modern designer fixtures.


___THE CLUBHOUSE - Building #2 // 1BR, 1BA
The Clubhouse is a spacious studio suite at The Ferns.

Furnishings include a cozy four-post, queen bed fashioned alongside a plush, bouclée couch & lounge chair.

Bistro table & chairs accompany a beverage station with a Nespresso & tea selection - perfect for light meals, working, or serving beverages.

Huge shower, personal Turkish pool blankets, & fluffy cotton towels!

There are also two (2) high-top bars with seating - fitting for work, study, scrolling, & bird watching.



___EXTERIOR SPACES & AMENITIES
There are several exterior spaces including a POOL, HOT TUB, porches, & Pavilion with a full kitchen, bar, & al fresco seating.

There are several outdoor spaces for lounging in the yard, The Pavilion, the pergola, and many porches.

The Pavilion is one of the most popular spots at The Ferns!
Included with the full kitchen is a massive gas grill, 2 gas burners, dishwasher, garbage disposal, french-door refrigerator with a basic supply of condiments, water, and special treats.

There is a smart TV with Netflix, Spotify, and a bluetooth soundbar in The Pavilion.

Some of these exterior spaces are shared, only if there are guests in The Clubhouse.

GAMES available -- please ask, since we do keep these out of the elements:
corn hole, badminton, Petanque [french boules], lawn dice, cards.

Need a different configuration of the 1910 House?

There are (3) bedrooms & (2) Bathrooms -total- in the Entire 1910 House.

For smaller groups, you can reserve only the upstairs suite or the (2) downstairs rooms.

Either way, reserving any space in the house gives you PRIVATE & EXCLUSIVE access to the house, and free-range, exclusive use of the living, dining, & unwinding spaces. Any bedrooms not reserved will be closed during your stay. You will still be the only ones in the house.

Guests will receive access to a guest portal which allows them call/text with a member of our Hospitality team for the time leading up to AND during their stay.

Bellville is a quaint, small town in the heart of Bluebonnet country. It sits in the low prairie, just about 45 minutes from the west side of Houston, and just 90 minutes from Austin.

It is conveniently located to Antique hotspots, wineries, and various outdoor recreational attractions (biking, state parks, hunting, fishing, etc.).

The neighborhood is just a short stroll from the Historic Square in Downtown Bellville and it's restaurants, pub, shops, and other businesses.

Parking is available on the street and in the driveway.
More details will be provided in your welcome guide.

You can easily stroll to the Historic Downtown Square in 2-3 minutes,
for food, pub, shopping.

There are parks north and south of The Ferns are great for scenic strolling or a
game of pickle-ball on our new courts!

A security deposit is held for every reservation. This is an industry standard.
We do not receive the funds of this deposit unless there is damage to the property.

The return of the deposit is completely dependent on how your credit card company processes the return of these funds. Unless there is damage claimed, we so not have access to the security deposit.

Our industry-standard payment processor informs us that it can take up to 5-14 business days, depending on the credit card company -- on average.

We have no control over the timing of security deposits, yet we will make every effort that we can to help you understand the status of your deposit return based on the information that we have access to.

Guests are advised to refrain from loud noises, especially outside - this includes voices, music, and other audio. All noise disturbances will be treated seriously and may result in removal from the property without a refund. Noise or disturbance, and/or damage will incur a $500 fee plus the costs of repair, maintenance, and any other remedy; the reservation fees collected may not be refunded and you may be asked to leave.
