This comfortable two-bedroom apartment is located next to Bac de Roda,
just six blocks from Marbella Beach, in a quiet and well-connected
area, making it an ideal choice for enjoying both the beach and the
city. The property has access to a shared swimming pool, available
during the summer season.

The apartment features two bedrooms. The main bedroom has a double bed,
while the second bedroom offers two single trundle beds, providing a
practical layout for families, groups of friends, or business
travelers.

There are two full bathrooms: one with a shower and the other with a
bathtub, offering extra comfort during your stay. The apartment also
has central air conditioning to ensure a pleasant temperature
throughout the year.

The separate kitchen is fully equipped with everything you need to
prepare meals during your stay, allowing you to enjoy all the comforts
of home.

In the surrounding area, you will find supermarkets, cafés,
restaurants, and all the essential services for everyday needs.

* Any additional guest not included in the reservation will be
charged EUR 10 per person, per night.
* Late check-in
* Our standard check-in hours are from 3:00 PM to 7:00 PM, Monday to
Friday (please contact us if you would like to request an earlier
check-in).

Outside these hours, a cash fee will apply:

* Until 10:00 PM: EUR 30
* After 10:00 PM: EUR 50
* After midnight: EUR 80

If your arrival falls on a local or national public holiday or during
the weekend, the following fees apply:

* Until 10:00 PM: EUR 30
* After 10:00 PM: EUR 50
* After midnight: EUR 80

If your arrival is on December 25th, December 26th, or January 1st, the
following fees apply:

* Until 10:00 PM: EUR 50
* After 10:00 PM: EUR 100
* The Barcelona tourist tax applicable in 2026 will be charged (EUR
9.50 per person per night, for guests over 16 years old, for a
maximum of 7 nights). In addition, a EUR 15 service fee will apply.
* Smoking is strictly prohibited. Smoking anywhere inside the
apartment or on the balcony is not allowed. Any evidence or
complaint regarding smoking will result in immediate eviction
without refund and a minimum penalty of EUR 400.
* Parties and gatherings are strictly prohibited. If the police,
security services, or neighbors report any disturbance, a penalty
of EUR 500 will be charged, in addition to any fines imposed by the
authorities.

Check-in is carried out in person. The contact details of the check-in
agent will be provided a few days before arrival to coordinate your
arrival time.

The online registration link will automatically appear in your Airbnb
conversation four days before arrival.

The tourist tax is not included in the reservation price. It can be
paid upon arrival in cash or a few days before arrival through a secure
card payment link.

Check-out (self check-out) is at 11:00 AM. Both sets of keys must be
left inside the apartment on the living room table.

GARDEN AND SWIMMING POOL

The installation or use of any type of furniture, equipment or
machinery on the grass area is strictly prohibited. Only sun loungers
and/or chairs may be used on the wooden decking inside the pool area.

The partial or total use of the communal garden for private purposes
that interfere with the rights of other residents to enjoy the area is
prohibited.

Games or activities that disturb peaceful coexistence, residents' rest,
or cause inconvenience to neighbours are prohibited.

The entry of any type of domestic animal into the garden or swimming
pool area is strictly prohibited.

The use of radios and, in general, any device or equipment that may
disturb the peace and quiet of other residents is prohibited.

Children under the age of 14 may only access and use the communal
garden and swimming pool under the direct supervision and
responsibility of an accompanying adult family member.

The swimming pool is open from 9:00 a.m. to 10:00 p.m. Outside these
hours, the pool may only be used after notifying the Concierge and
always respecting the peace and quiet of the residents.

The Homeowners' Association, through its Board of Directors, may
establish at any time, if necessary, an identification system or access
pass to control entry to the swimming pool and restrict its use to
residents and authorised users only.

Appropriate swimwear must be worn when entering and remaining in the
pool area. Only swimsuits and pool footwear are permitted.

Eating is prohibited in the pool area. Drinks in glass bottles are not
permitted. Plastic bottles may be used. All rubbish and waste must be
disposed of properly.

Smoking is prohibited inside the pool enclosure. An ashtray is provided
at the entrance for smokers.

For safety reasons, diving or jumping into the pool from the edges, as
well as running and jumping into the water, is prohibited.

Only swimming goggles and children's flotation devices are permitted.

Showering before entering the swimming pool for the first time is
mandatory. Showering with soap before or after swimming is strictly
prohibited.

Other things to note

The property shall not be held liable under any circumstances for
theft, burglary, or loss of personal belongings occurring within the
apartment.

Guests are strongly advised to take appropriate precautions to
safeguard their valuables, including using a safe if available, and
ensuring that all doors and windows are properly closed and locked.

Guests are solely responsible for the security of their personal
belongings.
