The Commons community mall is right across the street for food and coffee, and BTS Thong Lo is about a 20-minute walk or a quick 30 THB motorbike taxi.

The neighbourhood
Thonglor is one of Bangkok`s best areas for cafés, restaurants and nightlife, all along Sukhumvit Soi 55. The Commons community mall is right across the street, with Roast for all-day breakfast. Bartels bakery is an 8-minute walk, Seenspace for dinner and drinks is 14, and Marketplace with Villa Market sits at the top of the soi. A 7-Eleven is a hundred metres down.

Getting around
BTS Thong Lo on the Sukhumvit Line is about a 20-minute walk, or 2 minutes by motorbike taxi from the mouth of the soi for around 30 THB. Grab, Bolt and motorbike taxis are easy to get at the door. Suvarnabhumi (BKK) is about 25 km and 30 to 45 minutes by Grab; Don Mueang (DMK) is about 30 km and 35 to 55 minutes.

Check-in
Check-in is from 3pm and checkout by 11am, with self check-in by keypad code and keycard. Arrive before 8pm and we`ll do our best to welcome you in person; after 8pm it`s a simple self check-in. Early check-in and late checkout are free when the calendar allows, so just ask. To guarantee it ahead of time, there`s a paid option on your guest portal.

The building
Pool and a ping-pong room on the 9th floor, a lobby staffed around the clock, lifts to every floor, and parcels held at reception. 24/7 security and CCTV. Parking is one free spot for a car or motorcycle, on request in advance.

Included
Water and 1 Gbps Wi-Fi, plus an 16 kWh/day electricity allowance. Most guests stay within it, and anything over is 6 THB/kWh. Our Bangkok team is a message away any time.
📋 Lease agreement: We send a lease agreement before arrival, to be signed before check-in. Standard for all stays, and sometimes requested by building management.
🪪 TM30 registration: Thai law requires us to register foreign guests with immigration, so we`ll ask for a passport and visa copy after booking. Thai nationals exempt.
🚭 No smoking: Not allowed inside the unit or on the balcony. A 7,000 THB deep-cleaning fee applies.
🏠 Property care: Please treat the place as your own and leave it as you found it. Guests cover any damage during the stay.
🚿 Plumbing: Don`t flush anything, toilet paper included, as Thai plumbing can`t handle it. Use the bin by the toilet and the drain catcher in the shower. Blockages from misuse incur a repair charge.
🔑 Access cards: 1,000 THB to replace a lost keycard or access card.
🔧 Something wrong: Message us in the Airbnb app with a photo or short video and we`ll sort it quickly.
🛠 Building access: Occasional building services may need brief access. We`ll always arrange the timing with you first.
⚖️ Local laws: Guests must follow Thai law. Illegal activity ends the stay immediately.
