IMPORTANT TO KNOW



Natiivo is an active downtown high-rise that accommodates both owners and short-term guests. City noise, nearby construction, elevator traffic and increased activity during festivals and major events may occur.



Building amenities are shared and may occasionally close because of weather, maintenance, private events or building operations. Amenity hours and building rules are controlled by Natiivo and may change.



Guest Access:

Guests have private use of the entire condo and shared access to Natiivo’s available building amenities.



Shared amenities include the rooftop pool and deck, clubhouse, fitness center, yoga studio, Peloton rooms, coworking areas and lobby spaces.



Key-card access is required throughout the building. Amenity availability, rules and hours are established by Natiivo and may change because of weather, maintenance or building operations.



The Neighborhood:

Natiivo is located at the southern end of downtown Austin beside the Rainey Street Historic District and Lady Bird Lake.



Rainey Street is known for its restaurants, cocktail bars, live music, patios and food trucks. Just beyond the nightlife, Lady Bird Lake offers miles of walking, running and biking trails along with kayak and paddleboard rentals.



The condo is also convenient to the Austin Convention Center, Sixth Street, South Congress, the Texas State Capitol, ACL Live, Moody Center, UT Austin and Zilker Park.



Downtown Austin is highly active, particularly during SXSW, Austin City Limits, Formula 1, UT football weekends, holidays and major conventions.



Getting Around:

Many of downtown Austin’s most popular destinations can be reached on foot, by bike or by scooter from Natiivo.



Rideshare services are widely available, and the building offers convenient pickup and drop-off access. Valet parking may be available for a building-set fee, while metered parking and public garages are available nearby.



Austin-Bergstrom International Airport is a relatively short drive from downtown, although travel time varies significantly with traffic and major events.



Other Things to Note:

• Maximum occupancy is 4 registered guests.

• No parties, events or unauthorized visitors.

• No smoking, vaping or illegal substances.

• Quiet hours are 10:00 PM to 8:00 AM.

• Guests must comply with all Natiivo building and pool rules.

• No glass containers are permitted on the pool deck.

• Do not tamper with smoke detectors, sprinklers or safety equipment.

• Do not throw or hang anything from windows or balconies.

• Commercial photography and video production require prior written approval.

• Children must be supervised around windows, balconies and the rooftop pool.

• Report property damage or lost key cards immediately.

• Pets are not permitted unless the reservation and listing specifically approve them.

• The person who booked the reservation must be present during the stay.
