Bedroom 2: Queen + Queen Murphy Bed in a separate nook off of the bedroom

Bedroom 3: Queen + Twin in a cozy, private nook (with door)
Additional Sleeping: Freestanding Crib + Portable Crib
Living Areas: Comfortable living room with two oversized couches that can convert to twin-sized beds with linens provided.

Outdoor Areas: Large deck and covered patio with seating — ideal for morning coffee or evening conversations.

You’ll enjoy a fully equipped kitchen, laundry room, and a welcoming atmosphere throughout the home. The peaceful wooded setting offers wildlife viewing and a quiet backdrop to your stay.

Guests have full access to the home, wooded yard, driveway, and parking area, which accommodates up to 4 vehicles.

Just 10 minutes to downtown Auburn and Auburn University, and 15 minutes to Auburn Mall, EAMC Hospital, and Opelika, this property balances privacy and convenience. Grocery stores, gas stations, restaurants, and other essentials are just a short drive from the house.

Sunken Living Room: Please note there is a one-step down into the living room from the foyer, dining room, and hallway.

Woodland Surroundings: Wildlife (deer, squirrels, snakes, armadillos, etc.) and insects may be present as part of the natural environment.

No Parties or Extra Guests: We have a zero-tolerance policy for unapproved parties and guest counts beyond reservation details. Be please sure to enter your intended number of guests properly.

No Smoking: The property is strictly non-smoking indoors. Any evidence left behind from smoking outside is also prohibited.

Rates & Guest Count: Please ensure your total guest count is accurate when entering your reservation details — this ensures you receive the correct rate. The base rate includes up to 6 guests, and the maximum allowed is 9 guests. Charges may vary based on guest count.

Refunds will not be given in the event of unforeseen extreme weather conditions, power outages, internet outages, water outages, or the presence of woodland animals & insects.

Each stay includes a complimentary starter supply of essentials such as paper products, trash bags, soap, and basic toiletries. For longer stays or additional needs, guests are responsible for providing any extra supplies.

Please note that we have a ZERO TOLERANCE for any house rule violations. You will be assessed additional fees for any and all violations. Our properties are closely monitored according to the platform`s regulations, for the safety of our guests, neighbors, and community.

For safety and property protection, exterior security cameras monitor the front door, back door, and driveway. These devices may record video and audio. Cameras are not actively monitored during guest stays and are only reviewed to verify check-in or if alerted by the security monitoring company (for example, if the alarm is triggered). There are no cameras inside the home.

There are stairs leading to the front and back doors. There are less stairs going to the back door. There is a stairway inside the home to access the 2nd floor. One step leading into the `sunken living room`.

Plumbing:
Please flush toilet paper only. Do not flush wipes, paper towels, or any feminine products, as this can cause septic issues.

Fireplace Use:
The fireplace is wood-burning. If you are not familiar with safe operation, please do not use it.

Never use lighter fluid or accelerants.

Ensure the chimney flue is fully open before use and fully closed when not in use.

Please handle firewood carefully to avoid damaging hardwood floors.

Kitchen Use & Care:
You’re welcome to use items in the kitchen cabinets and refrigerator. Please clean up after use.

Use cutting boards and avoid placing hot pans directly on countertops.

The following items are hand-wash only: metal cups, wooden utensils, and knives.

All other items may be placed in the dishwasher.

Remotes:
Please do not remove remotes from their proper room or from the home.

Security & Locks:
Please lock the house when you leave. Your access code controls the alarm during your stay—feel free to use it.

Food & Drink Upstairs:
Please keep food and drinks downstairs. Water is okay upstairs.

Additional Sleeping Areas:
If using the futon in the living room or the Murphy bed upstairs, please use the provided sheets and pillows from the linen closets.

Decorative throw pillows are not intended for sleeping and extra pillows should always be used with a pillow case.

Towels:
Bath towels are for personal use only. Please do not use them for cleaning spills. Cleaning towels are provided in the laundry room.

Makeup Towels:
Black towels labeled “Makeup” are provided for makeup removal. Please do not use white towels for this purpose.

Pets:
Pets are not permitted at this property.

Laundry Use:
Guests may use the laundry room. Please be mindful of reasonable usage. Excessive or commercial-style use may result in additional utility charges.

Guest Count:
Only the number of guests listed on the reservation are permitted on the property. Additional guests and visitors must be approved in advance.

No Smoking or Open Flames Indoors:
Smoking, vaping, cigars, pipes, incense, candles, or any smoke- or fragrance-producing items are not allowed inside the home. The only exception is the wood-burning fireplace in the living room.

Trash & Recycling:
Trash should never be left on porches or outdoors due to wildlife.

Dispose trash in the green bin at the bottom of the driveway. Dispose recycling in the blue bin. Improper sorting may result in additional disposal fees.

Violations & Damages:
Failure to follow these house rules may result in additional charges, early termination of the reservation, or claims for damages as permitted by the booking platform. Guests are responsible for any damages or missing items.

If emergency services are called to the property due to guest behavior or rule violations, additional fees may apply in accordance with local regulations and platform policies.
