My family has been vacationing in Atlantic Beach for many years, so we have a good sense of what different price points should offer.We ended up renting Sutton Cottage at the last minute after the home we had originally booked developed a pipe leak just days before our 10-day trip. Based on the photos, we expected a charming, classic Atlantic Beach cottage. Unfortunately, the home was much worse in person.The furnishings and mattresses, were worn and dated. We immediately reported several issues, including what appeared to be black mold, rusty nails, peeling paint, exposed HVAC, old clothing left in a closet, broken blinds, a shower handle that fell apart from rust, and a severely warped exterior door.The one undeniable highlight is the location. Being directly on the beach and enjoying the ocean breeze was wonderful for the 24-hours we were there. To their credit, the property management company responded quickly and relocated us to another home one block from the beach. That property was significantly less expensive yet was far cleaner, better maintained, and overall much nicer. We truly appreciated how they handled the situation.Our concern is with the value of this specific property. The rate reflects a premium beachfront home, but the condition does not. You’re paying almost entirely for the location, not the quality of the house. Until it’s substantially updated and maintained, I believe there are much better values available in Atlantic Beach.
