Your family's desert basecamp sits 20 minutes from the white gypsum dunes of White Sands National Park, wrapped in Victorian character, loaded with enough games and amenities to fill every hour between adventures. The private pool alone sets this place apart.

THE HOUSE

Five bedrooms. Two baths. Sleeps 11. This Victorian house is professionally designed with you in mind. Bright and relaxing tones, curated details, the kind of place that feels intentional the moment you walk in. Every corner was designed to make your group feel like you've stumbled upon a private retreat.

WHERE EVERYONE SLEEPS WELL

Five total bedrooms, two king beds, two queens and a bunk bed room for the little ones. Our attic suite has an air hockey table, and a private balcony with Sacramento Mountain sunrise views. Private coffee station to warm up here at dawn. It is something you do not forget.

THE OUTDOOR EXPERIENCE

New Mexico skies are something else entirely. At night, away from city light, the stars come out in a way that most people have never seen. Your backyard is built for exactly that kind of evening. Fire up the firepit, roast some s'mores with the kids, and just look up. The Sacramento Mountains frame the whole scene.
During the day, the private pool (not heated) is yours. Cool off after a morning on the dunes, fire up the gas grill for lunch, or simply float and do nothing at all. The fenced yard means the kids and dogs can roam freely while you actually relax.

THE GAME ROOM

Rain day? Kids need to burn energy before bed? The game room handles all of it. Pool table, ping pong, foosball, darts, arcade games, giant Jenga, giant Connect 4 and more. The attic adds an air hockey table. There is genuinely no excuse for boredom at this house.

THE HOME ITSELF

This is not a cookie-cutter rental. The house carries real Victorian character, from the clawfoot tub in the second-floor bathroom to the architectural details that make every room feel like it has a story. It has been updated with everything a modern family needs while keeping all the charm intact. Fully stocked kitchen for big family meals, fast Wi-Fi, Smart TV with Roku, easy onsite parking with EV charger, and dog-friendly throughout with food bowls, water dishes, and a fenced yard.

A NOTE ON NIGHTTIME

This home sits in a real neighborhood with real character. Occasionally you may hear a train pass in the distance or a neighboring dog doing its job. We think that is part of the charm of staying somewhere that feels lived-in rather than sterile. That said, we have got you covered: every bedroom is equipped with a white noise machine and earplugs, so every guest sleeps soundly regardless. Most guests never notice a thing, but if you are a light sleeper, this may not be the house for you.

YOUR HOSTS
We are Emmanuel and Viri. Our goal is simple: we want your family to have the kind of trip you still talk about at dinner years from now. Need restaurant tips, directions, or anything at all about the house? We are always just a message away.

During your stay, you'll have complete access to the entire home, ensuring privacy and comfort. Enjoy the spacious layout, fully-equipped kitchen, comfortable bedrooms, and serene bathrooms, all designed with families and groups in mind.

There is an unoccupied ADU in the back. No one is staying in it, but you won’t have access to it either.

The basement, one closet, and one outdoor shed are used for storage and will be locked and unavailable to you.

HOUSE RULES
Treat our home with respect and care for it as you would your own. No smoking or vaping, no drugs, and no unregistered guests. See our guidebook for more details on the house rules. We do allow dogs for a fee for up to two dogs. Dogs must not be left alone in the house or be in a crate while you are out.

THE NEIGHBORHOOD
Our home is located in Alamogordo, a small, charming rural town in the New Mexico desert. It has a relaxed, unpretentious character that's quite different from larger cities or resort destinations and we think that's part of what makes it special. We encourage guests to research Alamogordo before booking to make sure it's the right fit for your travel style. There are friendly neighbors nearby, including some with dogs that may bark from time to time. It's part of the lived-in, authentic neighborhood character we love.

HOT TUB AND POOL USE WAIVER AND RELEASE OF LIABILITY

By booking and/or using the hot tub and/or pool during your stay, you acknowledge and agree to the following:
1. Assumption of Risk: I understand that the use of a hot tub and/or pool involves inherent risks, including but not limited to slipping, drowning, heat-related illness, and exposure to bacteria or chemicals. I voluntarily assume all such risks.
2. Health Precautions: I affirm that no one in my party will use the hot tub and/or pool if they are pregnant, have a heart condition, skin condition, or other health concerns unless cleared by a physician.
3. Supervision Required: Children under 18 must be supervised by an adult at all times while using the hot tub and/or pool. No diving or horseplay is permitted.
4. No Alcohol or Glassware: I agree not to use the hot tub and/or pool while intoxicated or to bring glass containers into the hot tub and/or pool area.
5. Waiver and Release: I, for myself and all members of my party, release and hold harmless the property owner, host, and their agents from any and all claims, injuries, or damages arising from the use of the hot tub and/or pool, including but not limited to personal injury, illness, or death.
6. Responsibility for Damage: I understand that I may be held financially responsible for any damage caused to the hot tub and/or pool due to misuse or failure to follow these rules.

By proceeding with this booking, I acknowledge that I have read, understood, and agreed to this Hot Tub and Pool Use Waiver.

NOISE & SLEEP
There is a train crossing in the area and you may hear the train horn at night. We disclose this upfront so there are no surprises. To help you sleep comfortably, we provide complimentary earplugs for all guests and have white noise machines in the bedrooms for guests who are more sensitive to ambient sounds.

CHECK-IN/CHECK-OUT DETAILS
Self check-in is easy with a digital smart lock. Check in after 4 PM and check out by 11 AM.
At checkout, please lock the doors, close the windows, leave dishes clean or in the dishwasher.
Generally tidy up and leave it the way you found it, nothing too complex!

ABOUT THE HOME
Our home is a historic early 1900s property with a lot of character and a few quirks to be aware of:

Three staircases: The main staircase leads to the second floor. A second staircase in the kitchen also goes to the second floor (where the bedrooms are located), built separately in the early 1900s because household staff weren't permitted to use the main staircase. The third staircase leads to the finished attic, where you'll find the air hockey table and a King Size bed.
Low head clearance: The staircases are steep and head clearance reflects 1900s construction standards. Taller guests should watch their heads.
Game room: Located in a detached garage facing the backyard pool area. Roll up the door to enjoy fresh air and desert views while you play!

WILDLIFE & DESERT ENVIRONMENT
You're staying in the New Mexico Desert, and the local wildlife knows it! We've spotted birds, mice, spiders, skunks, and other critters at the property. While snakes haven't been seen on the property itself, they are present on nearby trails, enjoy exploring but stay aware of your surroundings. It's all part of the authentic desert experience!
