## About this space

Welcome to your Wanaka home away from home. This beautifully presented, modern three-bedroom home offers comfortable, contemporary living in a fantastic location, making it an ideal base for families, couples and friends exploring the best of Central Otago.

Designed with space, light and comfort in mind, the home features floor-to-ceiling windows, stylish furnishings and an open-plan kitchen, dining and living area. After a day exploring the lake, hiking local trails or skiing at the nearby ski fields, relax on the comfortable sofa, enjoy a meal together or unwind in the peaceful surroundings.

With three bedrooms, two bathrooms, a fully equipped kitchen, a dedicated work nook and a double garage, there`s plenty of room to settle in and enjoy your stay.

The lakefront is an easy, flat walk away, with local cafes, restaurants, shops, tennis courts and a playground all within easy reach.

**Please note: Construction is taking place on the neighbouring section directly in front of the property.** Building activity and associated noise may occur during your stay. The construction will also affect the outlook from the home, and the mountain views may be partially obscured as the build progresses. We want guests to be aware of this before booking.

## The space

**Living and dining**

The light-filled open-plan living area is a welcoming space to relax after a day out exploring Wanaka. Enjoy comfortable furnishings, a heat pump for year-round comfort and a Smart TV for your downtime. The dining area is ideal for sharing meals, planning your next adventure or enjoying a relaxed evening together.

**Kitchen**

The modern kitchen is well equipped for preparing everything from a quick breakfast before heading out to a full dinner at home. You`ll find the essentials you need for a comfortable self-catering stay, including a dishwasher, oven, cooktop and Nespresso coffee machine.

**Bedrooms**

The home comfortably accommodates up to six guests across three bedrooms:

- **Bedroom 1:** Queen bed with ensuite bathroom.
- **Bedroom 2:** Queen bed.
- **Bedroom 3:** Two single beds.

All beds have electric blankets to help keep you warm during the cooler months.

**Bathrooms**

There are two bathrooms, including the ensuite adjoining the main bedroom. The ensuite also features underfloor heating for added comfort.

**Heating and comfort**

Wanaka can be chilly, particularly in winter, so the home is equipped with a heat pump in the living area, bedroom heaters, electric blankets on all beds and underfloor heating in the ensuite.

**Work and connectivity**

Fast Wi-Fi and a dedicated work nook make it easy to catch up on emails or work remotely during your stay.

**Parking and storage**

The double garage provides secure parking for two vehicles, with additional driveway space available for extra parking, a boat or ski equipment.

**Outdoor living**

Enjoy the outdoor space and fresh alpine air between your Wanaka adventures. Please note that the outlook from the property may change as the neighbouring construction progresses.

The home is ideally positioned for enjoying Wanaka without needing to drive everywhere.

- **Lake Wanaka waterfront:** Approximately 850 metres away, an easy, flat walk.
- **That Wanaka Tree:** Approximately 1 km away.
- **Cafes, restaurants and shops:** Around a 10-minute walk.
- **Tennis courts and playground:** Directly across the road.
- **Treble Cone ski shuttle:** Approximately a five-minute walk.
- **Treble Cone and Cardrona ski fields:** Around 30 minutes by car, depending on conditions.

Whether you`re visiting for skiing, hiking, cycling, lake activities or simply a relaxing escape, this is a convenient base for experiencing Wanaka and the surrounding region.

## Guest access

Guests have exclusive use of the entire house during their stay.

Check-in information and access instructions will be provided before arrival through our guest portal.

## Other things to note

**Construction nearby**

Construction is underway on the neighbouring section directly in front of the property. Guests may experience building noise and activity during working hours, and the outlook and mountain views may change as the new house is built. Please consider this when making your booking.

**Guest verification**

All guests are required to complete our guest verification process before arrival, regardless of the booking platform. This is completed through our SuiteOp guest portal, which also contains your check-in and check-out instructions, property information, house rules and local recommendations.

**Starter supplies**

We provide a starter supply of essentials, including toilet paper, washing powder, dishwasher tablets, tea, coffee, Nespresso pods, sugar, salt, pepper and body wash. These are intended to get you started, and additional supplies may be needed for longer stays.

**House rules**

- Check-in: 4:00 pm.
- Check-out: 10:00 am.
- No smoking inside the property.
- No pets.
- No parties or unauthorised gatherings.
- Please respect the neighbours and keep noise to a minimum, particularly during the evening.
- The property is for registered guests only.

HOUSE RULES
To ensure a comfortable stay for all guests and to respect our neighbours, the following house rules must be followed at all times.

No loud noise after 10:00 pm
As the property is located in a residential area, all outdoor noise must cease after 10:00 pm. Neighbours have been asked to report any disturbances. If you feel this may be difficult to comply with, this property may not be suitable for your stay.

Minimum age requirement
The minimum age for the primary guest making the booking is 25 years old. The primary guest must stay at the property for the full duration of the booking and may be required to provide valid photo ID upon request.

No parties without prior approval
Parties, events or gatherings are not permitted unless approved by Lakeview Properties in advance. Any unauthorised event may result in immediate cancellation of the booking without refund. Approved gatherings may incur additional guest fees.

Check-out time – 10:00 am
Check-out is strictly by 10:00 am. Late check-out requests must be made at least 24 hours in advance and are subject to availability and may incur an additional fee.

No smoking inside
Smoking and vaping, including the use of recreational drugs, are strictly prohibited inside the property.

Property condition on departure
Please leave the property in a clean and tidy condition. Additional cleaning beyond the standard cleaning service will be charged at $60 per hour. Any damages, spills or stains must be reported promptly and may incur repair or replacement costs.

Board games (if applicable)
Please return all board games and pieces to their original boxes before departure. A $60 fee will apply if reassembly or sorting is required by cleaners.

BBQ use (if applicable)
The BBQ and all utensils must be thoroughly cleaned after use. Failure to do so will result in a $100 cleaning fee.

Agreement
By confirming your booking and staying at the property, you agree to comply with these house rules and any additional property-specific requirements provided before or during your stay.
