I took care of all the details of my place. It is equipped with all you need and even more. With a sunny balcony with BBQ and an egg chair to chill out during the day and Fairy lights during the evening to invite you for a cozy warm night. This apartment is decorated with aboriginal arts, Australian books and games to make you really feel Bondi and Australia.
There are all kitchen appliances required, making for a relaxed and practical stay.
The Penthouse apartment provides both vacationers and business visitors with the perfect alternative to a hotel, better than you will feel like you are at HOME. It`s bright, sunny, modern, sparkling clean and fits ideally 2 adults with the possibility to accommodate 2 extra people to sleep on the sofa bed (become a Double bed). I can guarantee will you have a welcoming experience while staying in Bondi Beach at my unit.

Bondi Beach is the safest of the 3 local beaches and is patrolled by professional lifeguards all year round.

You can go to the famous Bondi to the Coogee coast. This walk takes 2 to 3 hours to complete the return journey. The walk continues past Coogee to Maroubra for those who may want a longer walk.

You are located in the main street of Bondi called Hall St which is surrounded by restaurants, cafes, supermarkets, clothes stores, and much more.

This apartment is in a tranquil residential building. This is not the place for you if you`re planning to party or invite late-night groups of people to the property. Quiet times from 10 pm to 8 am Monday to Sunday.
You will have access to the whole apartment.
1 set of keys will be provided at the check-in (Lockbox in the letterbox1. It is easily explained in the check-in instructions.
In the event that a set of keys is lost, there is an A$100.00 fee payable to replace that set.
If you want I will be happy to check you in and show you around, and I am available to help with any doubts that you might have. I`m very quick to respond.

There are everything that you need to get started as a base while getting established here for work, study, or holidays.
NO PARTIES! $50 BBQ cleaning fee applies if the BBQ is left without being cleaned properly. Absolutely no parties or large gatherings. Guests can smoke outside on the balcony. The building is a quiet, residential, apartment block and guests are required to refrain from making noise after 10pm.

• Please only book when you are sure of your dates as we do not offer any flexibility with date changes for any reason. Booking is at your own risk should there be any travel restrictions or other events (both personal and public) that may affect your stay dates. • Please note that the host will not be responsible for refunding any money due to unfortunate events that affect the number of nights you stay under any circumstances. •You are advised to take out adequate travel insurance to cover any unfortunate events on your trip.
✅ LIABILITY
• Your belongings are not covered by insurance if damaged, lost, stolen or destroyed. • The host accepts no responsibility or liability for damage or injury in any way which you or any member of your party may suffer in connection with the accommodation. • No parties or events. We`re very serious about this. There are families and elderly neighbors and if there is excessive noise, police are called and it becomes a whole expensive ordeal for the party host so please don`t book this place if you want to have a party. Party in the bars and come home quietly.

- Check-in: Must follow the check-in standard time. - Checkout: Must follow the check out standard time. - Self-check-in with key safe into the letterbox. - Please note that check-in time is a guide and it can change, our cleaners sometimes face issues outside of their control which can delay their finish time.
⚠️ DURING YOUR STAY POLICIES SO YOU CAN ENJOY A CLEAN & RELAXING HOME.
• Strictly no smoking is allowed inside the apartment just ONLY on the balcony or terrace. You must go outside on the street. If you smoke inside, you forfeit your entire security deposit. • It is Australian law that whenever a fire inspection is on, we must allow the inspectors access. This happens twice a year in the morning on a random weekday. All guests must accept this as a possibility.
🚨 • If the smoke alarm is activated by the guest by any means other than a bonafide emergency, the fire brigade will be automatically advised and will attend to the building. There is a fee of $1,688.00 from NSW Fire Brigades for each fire truck that attends the property. This fee will be payable by the guest should it be a false alarm. There is a FIRE EXTINGUISHER and FIRE BLANKET, located in the drawer under the sink in the kitchen. There is a tag in red indicating it.
• Please be mindful of air conditioning, turn it off when leaving the apartment and only use it when sliding doors are shut.
⚠️ PARTY, NOISE AND ANY VIOLATIONS
• NO PARTIES or external visitors except for confirmed guests. Please don`t be noisy after 10 pm. • Guests must follow Australian apartment building laws: be silent after 10 pm. • Excessive noise or violations of any of the terms of this agreement will be grounds for immediate termination of occupancy.
🔑 DAMAGES, LOST KEYS, AND LOCKBOX
• If you notice any damage to the apartment that could be caused by previous guests, please take a photo of it from 3 different distances and send it to us through Airbnb. • You accept responsibility for any damages caused during your stay. • If you accidentally break anything in the apartment during your stay, please let us know as soon as possible. • If you lose a key, the host will arrange a locksmith to replace the key at your expense which will equate to more than $100 AUD (one hundred AUD).

• Failure to obey/follow house rules will result in immediate booking cancellation and eviction.
✅ LASTLY
• As per Airbnb’s ‘Terms of Service’, unless reported at the start of a guest stay, the most recent guest will be held responsible for any breakages and/or damage to the property and its contents. • During your stay in my listing I require that you are aware of and agree to abide by the NSW Government`s Code of Conduct for the Short-term Rental Accommodation Industry.
