We provide parking free of charge. Parking in Isla Verde and San Juan is limited. We recommend that our guests do not rent cars unless planning to travel out of San Juan often. In addition to Isla Verde being very walkable, taxicab service, Uber, and electric scooters are abundant and easy to hail.

Guests must be at least 21 years of age to check in. Check-in time is at 4 PM local time. Checkout time is at 11 AM local time. We want to provide a delightful experience to our incoming guests, so we need your help vacating your unit on time. Just to let you know, any unauthorized checkout past 11 AM will have an additional cost.

We offer several paid amenities as add-on services. After the reservation, these paid amenities can be ordered through the Marketplace tab in our Guidebook. We offer packages such as early check-in, late check-out, pack-n-play travel cribs, air mattresses, and birthday balloons.

Our Beach Essentials only include beach towels and beach chairs.

To make your stay even more enjoyable, we’ve included an Otium Starter Package in each of our properties. This package contains all the essentials you’ll need to get you started and feel right at home. You’ll find 2 large bath towels, 1 beach towel, 1 washcloth per guest, and a hand towel per bathroom. We’ve also included mouthwash and toothpaste in each bathroom for your convenience. To keep you feeling fresh and clean, you’ll find shampoo, conditioner, and body wash provided. For your snacking pleasure, we’ve included 2 snacks per guest, water, and 1 paper towel. We’ve also covered you with 2 toilet papers, dish soap, and hand soap. So sit back, relax, and enjoy all the amenities of your stay. You may purchase our Otium Replenish Package, Towel Replenish Package, and Blanket Replenish Package via our Marketplace if you need more amenities.

Please respect the home, as we like to keep it in good condition. No parties or events are allowed. The house rules here are very important. Parties, loud music or noise, and smoking are strictly prohibited. Quiet hours begin at 10 PM. Please be respectful of your noise level during quiet hours. Our neighbors live here full-time, and we work hard to maintain good relationships with them. Our home is equipped with NoiseAware, which measures sound levels and alerts us if things are too loud so we can give you a heads-up. NoiseAware does not record content; it only measures noise levels, so your privacy is 100% guaranteed.

To comply with all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal, and, in some instances, complete a criminal background check.

Just to let you know, all guests will be asked to sign a rental usage agreement that rules the terms of the stay. By completing the reservation, you agree to the following:

Disappointed

Check in process completely different from what we were told. Apartment doesn’t have apt # outside. AC in one of the bedrooms did not work, table lamps are for staging, don’t work, WiFi took more than 24 hours to exist. Balcony furniture broken, kitchen very bad condition. Only one key for a group of 6!!! Parking excellent. It is very extremely loud from 12-2:30am from street noise. Just very disappointed.

Not Accurate

Unfortunately, I cannot recommend this apartment or the management company. Upon arrival, the unit was not clean—there were hairs and dirt all over the floor, which was an immediate red flag. Despite paying a 25 nonrefundable cleaning fee, the condition of the apartment did not reflect that at all.The unit itself is outdated and not well-maintained. The furniture on the balcony was damaged, adding to the overall sense of neglect. Most frustrating of all, we had no Wi-Fi during our entire stay. We contacted the management company multiple times and were repeatedly told someone would come fix it. Not only did no one ever show up, but we also wasted valuable vacation time sitting around waiting.We also had issues with the faucets, which were eventually repaired—but the process was a hassle. When I requested a discount for all the inconvenience, I was met with nothing but excuses and runaround from management.The only redeeming qualities of this place are its oceanfront location and proximity to some nice restaurants within walking distance. Otherwise, I would strongly advise booking elsewhere.
