The room was good and comfy and warm.
And the bath was amazing highly recommend. I unfortunately didn't get to try the breakfast but there is an unagi place that opens at 11 they recommend which was good

„This is a spa hotel with mineral baths, excellent food and drinks. It's a bit far from the center of Hamamatsu city (30 min by taxi), but it worth the drive. Service is excellent. Executive lounge with free drinks on the top floor is supper nice (you need to stay in the executive room to have access). The only minor issue - no aircon in the corridors of the top floors. The aircon in the room worked perfectly. “

Though the soundproof isn't the best, you can hear chatter from other people's rooms as you walk down the hallway. The area around the property isn't the best. Lots of graffiti nearby, the surrounding area gets rowdy.“
