External Description



Villa Cavallari is a large rural property (main house + 2 dependances) immersed in the Chianti countryside, and surrounded by 60 hectares of woods, olive groves and vineyards, with splendid views over the surrounding hills.

Originally a lookout tower guarding the passage between Florence and Siena, the villa boasts a beautiful unfenced garden with lawn, a private parking for 6 cars, and a covered patio with dining table and barbecue, ideal setting for alfresco meals.

Among the outdoor spaces there is also a lounge area shaded by a sail, furnished with sofas and armchairs, from which you can admire a breathtaking view of the Tuscan landscape.

On a paved and fenced terrace you will find an infinity pool (5 x 13 m), open from May to the end of September, and equipped with sun loungers, parasol and gazebo.

The caretaker of the villa lives inside the property, without impeding guests\' privacy, and he is available in case of need.



Internal Description



The entire property is made up of the main house and 2 dependances (guest house and pool house), it can accommodate up to 14 people in total with 7 bedrooms and 8 bathrooms. Internet Wifi is included. Each house has: independent heating system, laundry room, dishwasher, working fireplace, and barbecue area. All bedrooms are equipped with air conditioning. Pets are allowed on request (up to a maximum of 2). A high chair is available upon request.



Main house (200 m²): The main house is spread over 3 floors and can sleep up to 6 people.

In the basement there is a laundry room with washing machine, iron and ironing board.

The entrance to the property is from the ground floor where you will find a small living room, a large fully equipped kitchen, a dining area, and a toilet.

The upper floor, reachable by climbing a staircase, is dedicated to the sleeping area divided as follows: 2 double/twin bedrooms with ensuite bathroom with shower and bathtub, and 1 double/twin bedroom with ensuite bathroom with shower.

The floor is completed by a welcoming sitting room with sofa and tv.



Guest house (100 m²): Originally a sheep stable, the guest house is located in front of the main house, set on 3 floors, and can accommodate up to 4 people.

In the basement there is a laundry room with washing machine.

The ground floor houses a lovely open-space living area, provided with sofa, fireplace, dining room, and small kitchen.

The top floor consists of 2 double/twin bedrooms (including one with ensuite bathroom with shower), and a bathroom with shower.



Pool house (100 m²): The pool house, originally a barn, is located near the private pool, is spread over 2 floors, and can sleep up to 4 people.

On the ground floor you will find a living room with sofa and fireplace, and a small kitchen. From the ground floor you can access the external laundry room.

The first floor is made up of: an open-space living area with sofa; 2 bedrooms (one double and one double/twin); two bathrooms with shower.

Prices and conditions



Included in the price: Final cleaning; utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.



Excluded from the price: Any extra services on request. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 400.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
