A Home to Relax and Unwind
The open-plan ground floor keeps everyone together, with corner sofas facing a smart TV and a kitchen running along one wall for proper cooking after a long day. When the weather turns, the walled rear patio has a rattan dining set for 6 and a strip of lawn beyond. Air conditioning and portable fans help on warmer nights, which the bedroom photos don`t show.

• Bedroom 2: King bed, feature wall, bedside lamps.

• Bedroom 3: Double bed, with a desk and chest of drawers.

• Bedroom 4: Double bed, with a desk, mirror and wall rail for hanging.

• Bathroom: Walk-in shower, pedestal basin and tall storage cabinet, plus a separate WC with frosted window off the hall.

• Utility: Stacked washer and tumble dryer in a utility area off the hall.

• Outdoor space: Walled rear patio with a rattan dining set for 6, BBQ facilities and lawn beyond, reached via gated side access.

Location
This is a quiet residential corner of Port Talbot, geared towards easy family days out, with the beach and the hills both within an easy drive. There`s a family pub on the doorstep and plenty more along the Aberavon seafront.

Good to Know Before You Book
The four bedrooms are split across two floors, with stairs up to the first-floor rooms; the ground floor itself has step-free entry and a private entrance. The main bathroom has a walk-in shower rather than a bath, with a separate WC off the hall. Driveway parking is provided for one vehicle; the nearby lay-by and roadside spaces are shared with the street and not reserved or guaranteed. Up to two well-behaved dogs are welcome when declared on the booking for an additional fee, but are not allowed upstairs, on beds or on sofas. Self check-in is via a secure key box by the front door, with the code and full instructions sent on the day you travel.

Extra charges
Up to two dogs stay for an additional fee; please include them on your booking. Early check-in and late check-out can be requested at £10 per hour, up to a maximum of 3 hours, subject to availability and arranged after booking by messaging your host.

Booking policy
We reserve the right to charge up to £200 to the card on file in the case of any damage or excess mess. Please take care and tidy up after yourself during your stay.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

There`s plenty to fill a few days here in Port Talbot, from the beach and the pub down the road to the forest trails a short drive away. If you have any questions before booking, just send me a message and I`ll be glad to help.

• No parties or events.
• No smoking or vaping inside the property.
• Only registered guests may stay overnight.
• Please remove outdoor shoes inside, and do not move or rearrange the furniture.
• Dogs must not be left unattended, and are not allowed upstairs, on beds or on sofas.
• Please keep noise to a reasonable level, especially in the evening and at night, out of respect for the neighbours.

Maximum 8 guests; the listed capacity is the absolute limit and includes any visitors.

Please treat the house and furnishings with care, and leave it as you would hope to find it.
