Das Villa-Nisa-1895 Landhaus ist ein liebevoll renoviertes historisches Landhaus aus dem Jahr 1895. Das Haus verbindet den besonderen Charme der Gründerzeit mit modernem Wohnkomfort und einer großzügigen privaten Gartenanlage.

Mit einem Grundstück von ca. 2.000 m², einem weitläufigen Garten und einer historischen Scheune bietet unser Landhaus viel Platz, Ruhe und Privatsphäre für Familien, Freundesgruppen und besondere Anlässe.

* Platz für bis zu 10 Erwachsene + Baby im Haupthaus
* Saisonale Erweiterung von Mai bis September:
zusätzliche Schlafmöglichkeit in der historischen Scheune mit einem gemütlichen Doppel-Tatami-Schlafbereich (nach Verfügbarkeit)
* Dadurch können insgesamt bis zu 12 Personen untergebracht werden

Unser Landhaus befindet sich in einer gewachsenen Wohnumgebung. Wir freuen uns, wenn unsere Gäste schöne Erinnerungen bei uns schaffen, bitten jedoch um einen respektvollen Umgang mit dem Haus, dem Grundstück und der Nachbarschaft.

🔇 Hausordnung & Rücksichtnahme

* Die Hausordnung ist Bestandteil jedes Aufenthalts.
* Ab 22:00 Uhr gilt die Nachtruhe.
* Gemeinsames Zusammensitzen, Spielen oder leise Musik im Haus sind weiterhin möglich.
* Nach 22:00 Uhr bitten wir jedoch, die Lautstärke deutlich zu reduzieren und Außenbereiche ruhig zu nutzen.
* Veranstaltungen mit zusätzlichen extern eingeladenen Personen sind nur nach vorheriger Absprache möglich.

Villa-Nisa-1895 Country House is a lovingly renovated historic country house dating back to 1895. It combines the unique charm of a Gründerzeit-era building with modern comfort and a spacious private garden.

With approximately 2,000 m² of private grounds, a large garden, and a historic barn, our country house offers plenty of space, privacy, and a special atmosphere for families, groups of friends, and memorable occasions.

* Accommodation for up to 10 adults + baby in the main house
* Seasonal extension from May to September:
an additional cozy double Tatami sleeping area in the historic barn (subject to availability)
* Total capacity can be extended to up to 12 guests during this period
* Large private garden with approximately 2,000 m² of outdoor space
* Peaceful and private atmosphere surrounded by nature
* Several separate bedrooms – ideal for couples, families, and groups
* Spacious living and dining area for cooking, dining, and spending time together

* Our house rules are an important part of every stay.
* Quiet hours begin at 10:00 PM (22:00).
* Guests are welcome to continue enjoying time together indoors, including conversations, games, or quiet music.
* After 10:00 PM, please reduce the volume and avoid loud activities outdoors.
* Events involving additional external guests are only possible with prior agreement.
