- Electricity is charged separately at 9 baht per unit, to be paid by the customer, or deducted from the deposit upon checkout.

- Water fee is charged separately at 120 baht per day.

- Extra charge for an extra bed is 600 baht per day

- Extra charge for extra persons is 1,200 baht /night/person

1. Check-in time from 3 pm. - 10 pm. and Check-out no later than 11 am. (If you want to check-in before or leave after the specified time cost 500 baht per hour)
2. Refrain from using loud noise outside the villa after 10 pm.
3. On the day of arrival Guests are required to pay a deposit of at least 500 Euro / 20,000 baht. Which will be fully refunded on the day of check-out if there are no items in the villa damaged.
4. We reserve the right to cancel the stay and do not refund if we find that there are more people staying in Or people entering the villa area than the agreed and informed number.
6. In the event of damage to the villa and various properties within the villa, The guest acknowledges and agrees to pay for damages incurred, including the cost of damaged items and the technician's actual wages.​
7. In case of lost keys, We ask for a fine of 500 baht/key.
8. Do not bring all kinds of pets into the villa.
9. Please refrain from bringing food and drinks into the swimming pool. If food scraps or water has changed, we will ask for a fine of 5,000 baht.
10. Smoking is prohibited in every room of the villa. If violated we will ask for a fine of 5,000 baht.
11. In the event of a quarrel or receiving a complaint to the police about inappropriate behavior, must check-out immediately.
12. Do not bring drugs or illegal things into the villa. If found, will notify the authorities to prosecute according to the law.
13. Plates, bowls, and home cooking utensils are available. Customers who use it must keep it clean. Otherwise, there will be a fine of 1,000 baht.
