The Space

Nestled in the attractive village of Palazzuolo sul Senio and featuring a rural stone style this villa is located on the main square, surrounded by the best of Tuscan nature.

The property extends over around 800m², with space for 18 people, and is accessed via a flight of 10 stairs from the main street.

The villa has been completely renovated at the end of 2024, blending traditional Tuscan and contemporary style, and offering 24-hour concierge service.

The village of Palazzuolo sul Senio is great for kids, with a forest close by.

The villa overlooks a fenced garden set on different levels, with a large pool area equipped with sun beds, chairs, tables and umbrella – the perfect spot to enjoy the tranquil surroundings. There’s also an outdoor shower and, accessed via a few steps, a terrace with a hot tub for 4 people.

Living Room

The villa’s interiors are very bright, with large traditionally furnished living spaces arranged across the ground and first floor.

Dining Room

On the ground floor, you’ll find a dining room with a dining table for 20, a professional kitchen and a utility room with washing machine, dryer, iron and ironing board.

Second Living Room and Terrace

On the first floor (20 stairs from the ground floor), the living room has 3 large sofas, an attractive fireplace, a round table with chairs, large sideboards, a billiard table, Italian Inlaid Sorrentino Gaming Table and a small kitchen. There’s direct access to a private terrace which has a covered patio and a large dining table for 20, and to the garden and pool.

Kitchen and Restaurant

The professionally equipped kitchen has everything you could possibly need, thanks to its previous function as a restaurant. Ground Floor • There are 2 half bathrooms (wc and sink only) and laundry room with washing machine, drier, iron and ironing board

The kitchen is not directly accessible to guests, but it can be used with the support of a private chef (available at an extra cost) who can prepare breakfast, lunch, or dinner during your stay, ensuring an authentic and worry-free experience.

Useful Information and Rules

• Check-in: from 16:00 to 20:00

• Check-out by: 10:00

• Only small pets allowed

• Parties and Events are allowed (Subject to authorisation)

• The Villa Manager is available on side

• 24 hour Concierge is also available at the Villa

• External catering and private chefs are not permitted without prior authorization from the property, unless an exception is granted for an additional fee.

Cancellation Terms

To confirm your booking you must pay a deposit of 30% at the time of booking which is refundable. You must pay the balance at least 60 days before the check in date of your stay. If you cancel from 60 to 1 day before your check in, you will lose everything paid including the deposit.

Damages and Additional Expenses

You will be responsible for any damages to the rented property caused during your stay.

Swimming Pool

The Swimming Pool is available for use from 15th April - 30th September.

There is an outdoor hot tub for 4 people available for use from 15th April - 30th September.

Parking

Its setting means there’s no private parking, but there is free public parking nearby in all the area.
