Tenuta Aquadivina, an oasis of peace and high-end design between Florence and Pisa. This historic 16th-century villa with a private pool, surrounded by greenery, is located in the province of Pisa atop the Tuscan hills, not far from Palaia and San Miniato. The approximately 20-hectare organic estate is nestled in a landscape of rare beauty, enjoying exceptional privacy and breathtaking views.
Events are available upon request. Aquadivina is a town hall, and civil weddings can be celebrated on the estate.

The house has been recently finely renovated and has independently controlled air conditioning in all rooms except the kitchen and playroom.
It extends over two floors plus an attic with two internal staircases.
From the main entrance, you enter the first living room with a black marble fireplace. To the left is the dining room with a large wooden table, a guest bathroom, the well-equipped professional kitchen with direct access to the park, and the pantry. Down a flight of stairs is bedroom 6, a double bedroom with an en suite bathroom. Further down, you reach the laundry room complete with two washing machines, a dryer, a sink, a clothesline, an ironing board, an iron, and access to the garden.
The main staircase of eight steps leads to the mezzanine level, where on one side a flight of nine steps leads to bedrooms 4 and 7, both with ensuite bathrooms. A further flight of stairs leads to the attic, where bedroom 1 has a seating area, open-plan bathtub and sinks, a shower, and a separate toilet.
On the other side of the mezzanine level, bedroom 8, with an ensuite bathroom, and bedroom 3, also accessible from the secondary staircase, consist of a separate living room, a double bedroom with an ensuite bathroom, and a separate walk-in closet. The living room sofas can be converted into two single beds upon request.
On the ground floor, the large living room with double seating areas and a wet bar with a counter leads to the games room with a foosball table and poker table, and to bedroom 5, with an ensuite bathroom, a whirlpool tub, and direct access to the garden.
Ascend the wooden staircase to both the walk-in closet of bedroom 3 and bedroom 2, a suite consisting of a living room with a fireplace separate from the double bedroom with an ensuite bathroom.
For safety reasons, fireplaces cannot be used.
Smoking is prohibited throughout the house.
The property is fenced with access via an electric gate with a video camera.

The approximately 5,000 square meter park is meticulously maintained with green lawns, flowers, fruit trees, and centuries-old olive trees. A gazebo with climbing roses allows guests to enjoy the 360-degree panorama.
The stone path adorned with lemon trees in terracotta pots leads to the main entrance and the spacious lemon house, furnished with a seating area and a large wooden table.
To the side of the farmhouse, an additional dining area is complete with a large table and a charcoal BBQ.

Freezanz, a natural mosquito repellent system, is installed around the villa and pool area.

The swimming pool, open from the last Saturday in April to the first Saturday in October, is located in the center of the park, about 30 meters from the house, and can be reached via eight steps. It is oval in shape, 12x7 cm, salt-purified and lined in gray PVC. It features internal lighting, a whirlpool area, and can be heated. Access to the water is via Roman steps. The pool deck is paved with gray tiles, and the solarium area is well-equipped with sun loungers, deck chairs, and umbrellas. Pool heating is available upon request.

- Extra cleaning: €30 per hour per person
