Inside, to the right, discover the queen bedroom. This inviting space offers comfortable bedding, a walk-in wardrobe, and a beautiful ensuite with a walk-in shower and full size bath.

Back through the hallway, find the breathtaking open living and kitchen area. This space is the heart of the home, featuring generous living areas, stunning views, and abundant natural light.

The fully-appointed kitchen includes modern appliances and designs that seamlessly complement the surrounding landscape.

Open living and dining spaces create a convivial atmosphere with a spacious six-seater dining suite, plush seating, and a smart TV. The highlight is the east-facing floor-to-ceiling sliding doors and windows showcasing mesmerizing Tamar River views.

Both living and dining areas provide deck access, perfect for relaxation and BBQs amidst a natural backdrop.

At the opposite hallway end, you'll find the laundry with washing machine and dryer.Along with the main bathroom with a delightful combined bath-shower.

Upstairs, you'll find three bedrooms. Two offer queen-sized beds, the third a comfortable king-single. Each bedroom includes built-in wardrobes, with queen rooms providing stunning river views from atop.

The backyard invites you to explore. With well maintained grounds, charming seating, riverside walking track and visits from native wildlife who frequently stop by to say "hello".
Located just 20 minutes from Launceston CBD, and in the heart of the picturesque Tamar wine region, it provides the perfect base for exploring and indulging in the surrounding Tasmanian beauty.

For your safety, the property is fitted with security cameras. These record arrivals/departures to the driveway/parking area only.

House rules;
** Guests are not to use the old children's play equipment.
** The spa bath in the main bathroom is not operational, but can be used as a relaxing bathtub.
** Not to force open the locked door at the end of the hallway.
** There is plenty of private, off-street parking located at the property, accommodating up to 4 vehicles.
** Please do not interfere with the stored cars & boat parked onsite.
** Please do not interfere with the shipping containers stored onsite.
** Please note for longer stays, an additional fortnightly mid stay cleaning charge will apply to your stay.
** Please do not use the ceiling heating, as there is plenty of other heating in the home.
** The hot water in the kitchen can take a little while to warm up.
