Discover Villa Balaou, a true haven of tranquility nestled in a peaceful and privileged environment.
This spacious villa, recently renovated, can accommodate up to 12 people and offers you a comfortable and serene stay.
Located in the heart of the famous Pyla-sur-Mer district, highly prized for its tranquility yet extremely practical, it's just a few steps from the beach (300 m away) and close to other essential amenities such as a supermarket, local and more chic restaurants, a fine patisserie and very close to the famous Dune du Pilat, making it an ideal location for your vacation.
The villa's top-of-the-range amenities and verdant setting are sure to satisfy your desire to get away from it all.
The property extends over 1100 m² of landscaped grounds, with several sunny and shady terraces, a 10 x 5-meters heated swimming pool, and a jacuzzi overlooking the pool. You'll also find plenty of space to relax and enjoy breakfast in the rising sun, or sip an aperitif at the outdoor bar.
Please note that the pool is heated from mid-May to mid-September, subject to favorable weather conditions.
VILLA LAYOUT:
Access to the villa is via a secure electric gate.
At the front of the house, you'll find a lawn and flowerbeds arranged along a flagstone path leading to the main gate. A majestic pine provides shade for a first relaxation area equipped with a coffee table and several garden armchairs. This large south-east-facing terrace also features a dining area with two large outdoor tables for relaxing in the evening after a sunny day by the pool.
You have the possibility of parking 3 to 4 cars inside the property, in the garage on the lower level, or outside on the street (free of charge).
At the back of the villa is the pool-house area (potential additional bedroom), a summer kitchen, the pool and the spa, all facing south-west.
This area is the perfect place for outdoor dining, aperitifs, sunbathing and other enjoyable activities during your stay. Numerous relaxation areas are set out around the pool and jacuzzi, including chairs, armchairs, deckchairs, parasols and coffee tables. A large dining table under the pool-house awning lets you enjoy your meals while admiring the superb view of the pool. The summer kitchen is fully equipped with a fridge, dishwasher, oven, gas plancha and charcoal barbecue for preparing delicious meals on the terrace. A trailer converted into a bar is also located on the terrace, ideal for serving cocktails in a warm and friendly atmosphere.
An outdoor shower is available to rinse off after a day at the beach or in the pool.
As for the villa's interior, it's spread over 2 levels offering a comfortable and intimate space. Upstairs, the main living area features a bright living room with triple exposure and direct access to the garden. It can accommodate indoor dining and offers several convivial spaces thanks to its sofas and TV area. The open-plan kitchen opens onto the living room and also includes a large bar. It is fully equipped with a toaster, Nespresso coffee machine, kettle, fridge-freezer, dishwasher, ovens and hobs.
There is also a separate toilet and washbasin on this floor.
The bedrooms are distributed over the two levels, 3 of which are on the first floor, each offering optimum comfort:
The 3 bedrooms feature a 160 x 200 bed, plenty of storage space, private bathroom, WC, towel dryer and single vanity units in 2 bedrooms and double vanity units in one.
The sleeping area on the lower level is equally well equipped, with 3 bedrooms:
-The first bedroom has a 160 x 200 bed, a wardrobe and a private shower room with single vanity unit and heated towel rail.
-The second bedroom has a 160 x 200 bed, a dressing area and a private shower room with WC, heated towel rail and single vanity unit.
-The third bedroom features a 140 x 200 bed, dressing room, en-suite shower room, single vanity unit and heated towel rail.
You will also find a separate WC and a laundry room on the lower level, equipped with washing machine, tumble dryer, iron, ironing board and a safe for your valuables.
EQUIPMENT & SERVICES:
For the little ones, a cot, high chair and stroller are also available for your use.
Surveillance cameras are installed on the property, but will of course be inactive during your stay.
Free wifi is of course available throughout the villa.
Beach games and a ping-pong table are available in the garage to enjoy your stay even more.
DEPOSIT:
A 4200 € bank deposit will be required as part of the rental. In the form of a payment link and managed by the secure online service Swikly. It is compulsory and must be made before entering the villa.
The amount is neither blocked nor debited, and does not affect your credit card limits.
Within 7 days of your departure, and subject to compliance with the general terms and conditions of sale and the property being returned in perfect condition, this transaction is automatically cancelled.
EXCHANGES WITH TRAVELERS:
Solène, a native of the region, will welcome you on arrival and familiarize you with the villa. She will also remain available throughout your stay, and will be able to offer you a range of services such as: bike rental delivered to the villa, boat rental, restaurant and/or activity recommendations, personal chef, baby-sitting...
