The ideal holiday retreat for guests who value the space and privacy offered by our lovely holiday homes. For exclusive use of our site, The Old Farmhouse and Maid’s Cottage are the perfect accommodation choice for groups of friends or families to get together. The two homes provide 6 bedrooms: 5 en-suite in The Old Farmhouse and a self-contained one bedroom space in The Maid's Cottage. Each property has its own hot tub and can be accessed through gates in their enclosed gardens.
Together the holiday homes sleep 12 in 6 double bedrooms, with an additional two children sleeping on The Maid’s Cottage sofa bed.
The Old Farmhouse sleeps 10 in 5 double, all en-suite bedrooms. • Bedroom 1 – Large bedroom – King Bed – En suite Bathroom • Bedroom 2 – Large bedroom – King Bed – En suite Shower room • Bedroom 3 – King Bed or 2 x small singles – En suite Shower room • Bedroom 4 – Standard Double – En suite Shower room • Bedroom 5 – Downstairs bedroom – Super King Bed or 2 x Singles – En suite Wetroom and patio doors leading to garden
The kitchen is well equipped with breakfast bar and 4 stools, oven, microwave oven, fridge, freezer, hob, washing machine, kettle, toaster, hot water canister and dishwasher. The dining room has a 10-seater oak table which can seat 14 using the dining table in The Maid’s Cottage. The living room has a wood burner (supplied with a starter supply of wood) and 50” Smart TV. The Old Farmhouse is level access downstairs with ramp entry to the kitchen and patio. Outside is a large, enclosed garden with 8-seater hot tub, patio, outside dining tables, BBQ charcoal grill (charcoal not supplied) and sun loungers in summer.
The Maid’s cottage is a self-contained annex with an open-plan kitchen, dining and living space downstairs. The kitchen is well equipped with oven, microwave, fridge with freezer box, washing machine, kettle, toaster and dishwasher. There is a table (which extends to seat 4), double sofa bed, armchair, 43" smart TV and electric wood burner. The compact space downstairs is well designed to accommodate 2 adults and up to 2 children, who are happy to sleep downstairs although 4 adults have stayed with us.
Patio doors lead from the kitchen onto the patio which accommodates a 4-person hot tub, patio table (seats 4) and swing seat. The garden is large for the size of the property and is fully enclosed. Upstairs is the bedroom with its king-sized bed and bathroom with large bath and over bath shower.
When the properties are let together, gates in the garden fence are opened so guests can move easily between properties on the patio.
The homes are dog and child friendly with stair gates, cots, highchairs and baby baths available on request. There is plenty of parking around both properties and WiFi though out, both properties have their own router.
Four adults have stayed in The Maid’s Cottage but the space around the sofa bed could be tight.
The Old Farmhouse and Maid's cottage are situated on our working arable farm. Both properties are on the edge of the farmyard, near to farm buildings and our neighbour’s home and horse fields. They are only accessible by car or bike as there is no public transport to the property. The nearest railway station is Huntingdon, 11 miles (approximately 20 minutes away). The nearest shops are in Sawtry, 2 miles away.
We can suggest Taxi companies if required.
The Old Farmhouse parking is behind its own gate and the cottage has a parking space at the side of the property.
We will meet you at the property when you check in unless we are not available, if this is the case we will introduce ourselves to you as soon as possible after your arrival.
My Uncle Tony (and business partner) lives on the same site as the property and will be on hand if you have any questions or concerns but we do work away from the site at other farms but are contactable via phone if required. I live in Sawtry.
We will be servicing the hot tub daily.
The Old Farmhouse and Maid's Cottage are situated on the edge of the farmyard of our working arable farm. A short walk down the drive and you can walk or cycle the miles of bridleways and footpaths around and beyond the farm.
You will need a car or taxi to access the property, the surrounding towns and villages.
We accept up to three well-behaved dogs (one in the cottage and two in the farmhouse) and no other pets. We ask that dogs stay downstairs, off the furniture and are not left on their own in the cottage for prolonged periods of time.

• Overnight accommodation to only be provided to guests declared on the booking form in advance of the commencement of the Rental Period • That the numbers of guests staying is not over the maximum for the homes which are for The Whole Home - 14 excluding infants sleeping in their own cots. • To take good care of the property and leave it in a clean and tidy condition at the end of the guests stay. • To permit the owners access to maintain the hot tubs twice daily. • Not to cause annoyance or become a nuisance to neighbours and occupant of adjoining properties. • Not to cause excessive noise between 10pm and 7.30am, especially outdoors. • Not to smoke in the properties • Not to bring any pets to the property other than at the prior agreement of the hosts • To read any fire and safety notices and advice upon arrival in the property, ask for clarification as required, paying special notice of the hot tub rules. • Not to re-let or sublet the property to any other guests’ group or party. • To only use the property strictly for residential purposes. • Not to use the properties for parties or gatherings of maximum allowed for each home, if this is not respected Guests could be liable for a fine up to £2000. • Not to use the phone line connected to the property. • Not to light fires or candles in the properties (except the wood burner in The Old Farmhouse) • Not to tamper with fire fighting equipment or fire aid kits other than in an emergency • On departure guests strip all beds and empty bins • Observe No Entry signs around the farmyard and keep children and dogs under close control when outside the property. • Vehicle to be parked in designated parking areas • No fireworks or sky lanterns to be let off at the properties.
To follow Hot Tub Rules including:
• No unaccompanied bathing for under 18s • No under 16’s using the hot tub, supervise children around the hot tub at all times and ensure the cover is in on when not in use. • Full rules available on request and at the homes.
In the event of breach of terms and conditions, the Guests will be required to leave the property immediately and no refunds will be offered.
Pet Rules
• Well behaved dogs are welcomes at both of our properties if you agree to the following rules, any breaches which lead to damage or increased cleaning will be deducted from your security deposit. • Dogs under one year should be discussed and allowed to stay with the agreement of the owners • Dogs are kept downstairs and are not allowed on the furniture • They are only left alone for short periods of time • The are treated regularly for fleas, worms and ticks • Dog waste is picked up and disposed of in the outside bins • Dogs are washed on in the Dog Wash • They are kept under close control on the driveway
Please let us know if your dogs are reactive as we do have dogs on the farm.
